What is the main difference between the two plans?

The 1% plan includes full-service listing representation and broker guidance. The $500 plan is MLS input only: you manage calls, showings, offers, contracts, title work, and closing without representation.

Do I pay the 1% listing fee upfront?

No. The 1% listing fee is paid at closing only if the property sells. The separate $500 MLS-Only fee is due once the listing goes live.

Who shows the home to buyers?

The seller provides access, and buyers are typically shown the home by their agent. Under the 1% plan, Eaton coordinates showing requests and communicates with buyer agents. Under MLS-only, the seller manages showing communication and access.

Do I have to offer buyer-agent compensation?

Buyer-agent compensation, if any, is separate from Eaton’s listing fee and is negotiated. You choose what works for your property and situation after reviewing your options.

Are professional photos included?

No. The seller provides the listing photos. You can upload JPEG/JPG files here or email them to stephen@theeatonco.com.

Can I cancel the listing?

The 1% listing plan is designed to be cancel-anytime, subject to the signed listing agreement and any active contract. The $500 MLS-Only fee is nonrefundable after the listing goes live.
