The short answer

Low cost can mean two very different services

Some companies provide full listing representation at a reduced commission. Others charge an upfront fee to place a seller-directed listing in the MLS. The least expensive option is not automatically the best value if you need pricing, negotiation, contract or closing assistance.

Editorial disclosure: This comparison is published by Eaton Real Estate Company, one of the brokerages evaluated below. We ranked the options using publicly advertised pricing, service level, fee timing, direct professional support and flexibility. Company terms can change; verify all pricing and services before signing. Information reviewed August 22, 2026.

How we evaluated the options

Our comparison methodology

We considered the advertised listing-side cost, minimum or upfront fees, whether the seller receives representation, clarity of seller responsibilities, access to a licensed professional and flexibility if the seller's needs change. We gave greater weight to transparent terms and direct support than to the lowest headline price alone.

Straight answers

Orlando low-commission Realtor FAQs

Are 1% Realtors legitimate?

Yes. A licensed brokerage may negotiate a 1% listing fee just as another brokerage may negotiate a different fee. The important question is what the signed agreement includes, who represents you and whether a minimum fee applies.

Does Eaton's 1% include buyer-agent compensation?

No. The 1% is Eaton's listing-side fee for seller representation. Buyer-agent compensation, if offered, is separate, negotiable and chosen by the seller.

What is included with Eaton's 1% Full-Service plan?

The plan includes seller representation, MLS entry, listing distribution, showing coordination, offer review, negotiation assistance and contract-to-close guidance. Sellers provide photographs and property access.

What does the $500 MLS-Only plan include?

It is a limited-service MLS-entry option without seller representation. The seller provides the property information and photographs and handles calls, showings, pricing decisions, offers, contracts and title work. The fee is paid when the listing goes live and is nonrefundable once live.

Can I start with MLS-only and upgrade later?

Yes. Eaton allows sellers to move from the $500 MLS-Only option to the 1% Full-Service plan when they decide they want representation.

Which MLS is used for Orlando properties?

Most Orlando-area properties are listed through Stellar MLS. The applicable MLS and service availability are confirmed for the specific property before the listing is prepared.
