Texas + Florida · Broker-led · Online only

Buy a home with 1% online buyer representation.

Looking for a lower-fee buyer's agent without the traditional in-person service model? Eaton Real Estate Company offers a direct, remote-first buying option in Texas and Florida. If you want an agent to accompany you to showings, we can help connect you with an independent local agent instead.

Broker compensation is negotiable and confirmed in a written agreement. This is a buyer-side service, separate from our 1% seller listing plan.

Two ways we can help

Choose the support that fits how you shop.

Some buyers prefer to research homes and work with a broker remotely. Others want an agent physically present for tours. These are different services with different arrangements.

Option 01 · With Eaton

1% online buyer representation

Work directly with Eaton Real Estate Company through phone, email and electronic documents. We can assist remotely with transaction strategy, offers, negotiations and closing coordination within the services specified in your written agreement.

  • Direct, remote representation where available in Texas and Florida
  • Clear 1% buyer-side brokerage compensation, subject to agreement
  • Designed for buyers comfortable handling in-person touring arrangements separately

Not included: Eaton agents attending showings, inspections or other in-person appointments.

Option 02 · Local referral

In-person buyer's agent referral

Prefer hands-on property tours and someone local on the ground? Tell us where you're buying. We can try to introduce you to an independent licensed local buyer's agent in our network.

  • In-person showings and local help arranged with the referred agent
  • The local agent and their brokerage provide the services you agree to
  • Any fees are separately negotiated with the local brokerage

Important: Network agents may work at other brokerages. The 1% Eaton online rate does not automatically apply to independent referrals.

How it works

A straightforward way to start.

STEP 01

Tell us where you're buying

Share the city, price range and timing. Tell us whether you're comfortable with a remote-only relationship or prefer hands-on local support.

STEP 02

Review the written terms

We'll confirm the availability, the specific representation services, the fee, how it may be paid and the buyer agreement requirements before providing services.

STEP 03

Work toward closing

For the online path, communicate remotely about offers, negotiations and contract milestones within the agreed scope. For hands-on service, coordinate with the independent agent referred to you.

Also selling a home? Our direct 1% full-service listing service in Texas and Florida is separate from buyer representation. Tell us about your current home so we can discuss coordinating the sale and purchase.
Understand the fee

What does “1% buyer's agent” mean?

For the Eaton online buying option, the proposed buyer-side brokerage compensation is 1% of the purchase price. All real estate brokerage compensation is negotiable and is not set by law. Your signed agreement controls the actual services, fee, term and payment obligations. A seller or listing broker may agree to pay some or all of the buyer-broker fee, but that is not guaranteed; the buyer may be responsible for an amount not covered by another party.

The direct 1% online offer is not a promise of a cash rebate, free representation or in-person service. If you choose an independent agent referral, you negotiate that brokerage's services and fees separately.

Common questions

Questions buyers ask us

Does Eaton attend showings with me?

No. The direct 1% buyer representation model is online and remote. If you want an agent to physically tour properties with you, ask us for an introduction to an independent local agent. That arrangement has its own terms and fees.

Does the seller always pay the 1% buyer-agent fee?

No. Payment is negotiated and documented. The buyer agreement states the broker's compensation and your obligations; a seller may or may not agree to contribute.

Is the buyer agreement required?

Written buyer agreements are required in many situations before property tours, and Texas law has specific residential requirements effective January 1, 2026. We'll review the terms and applicable requirements before proceeding.

Are your referred agents employees of Eaton?

Not necessarily. In-person referrals may be to independent licensed real estate professionals at other brokerages. Their service levels, coverage and compensation are their own and must be agreed with them.

Can you help me sell my current home, too?

Yes. Eaton offers direct 1% full-service listing representation in Texas and Florida. Selling and buying are separate brokerage agreements, and we can discuss how their timelines fit together.

Buying and selling? Start with one conversation.

Tell us where you're buying, whether you need in-person showings and whether you have a home to sell. We'll explain the appropriate next step without a phone call being required.
