What does the $99 Florida MLS plan include?
$99 MLS Basic includes a six-month listing in the applicable MLS, up to 10 seller-supplied photos, two listing-change requests and email support. Additional change requests are $25 each. The seller manages the sale.
What is the difference between $99 MLS Basic and $499 FSBO Plus?
FSBO Plus adds the maximum photo allowance permitted by the applicable MLS, unlimited reasonable listing changes, phone and email support, and sales-document resources. Both plans remain seller-managed and exclude CMA, pricing guidance, negotiation and contract-to-close representation.
Does flat fee MLS include pricing advice or a CMA?
No. You choose the asking price with either flat-fee plan. Choose 1% Full Service when you want CMA and pricing guidance, negotiation help and representation through closing. See the full $99 vs. $499 vs. 1% comparison.
Who handles showings and offers?
With either flat-fee plan, the seller handles inquiries, access, showings, offers, negotiation, contracts, title and closing. With 1% Full Service, Eaton provides seller representation and coordinates those brokerage responsibilities under the listing agreement.
When do I pay?
For $99 MLS Basic, payment is due after signing and before MLS preparation. For $499 FSBO Plus, payment is due when instructed under the signed agreement and becomes non-refundable once the listing is live. The 1% Full-Service listing-side fee is paid at closing only if the property sells.
Can I add professional photography or a yard sign?
Professional photography is an optional $199 add-on and an Eaton yard sign is an optional $99 add-on with $499 FSBO Plus and 1% Full Service. Those add-ons are not offered with $99 MLS Basic.
Is buyer-agent compensation included?
No. Buyer-agent compensation, if offered, is separate, negotiable and chosen by the seller. Other selling expenses can also apply, including title and closing charges, taxes, loan payoff items, repairs and concessions.
Is there one MLS for the entire state of Florida?
No. Florida has regional MLS systems. Send the property address so Eaton can confirm the applicable MLS, listing requirements and available service for that location.
