Florida seller guide · Eaton Real Estate Company

Flat fee MLS in Daytona Beach.

List for $99. Or get broker representation for 1%.

A Daytona Beach seller should compare the full listing process, particularly for a condo, a vacant property or a home requiring coordinated access. A small starting fee is useful only when the package fits the work you are prepared to handle.

What Daytona Beach sellers should check

Distinguish MLS entry from shared exposure

Daytona Beach REALTORS explains its MLSAdvantage participation. Shared listing visibility does not, by itself, identify where your property will be entered or who will maintain it. Ask each provider for the exact input MLS, the process for updates and any property-specific coverage limits.

Build a useful photo and document package

For a condo, prepare accurate unit information, current association contacts and the documents you already have available. For a house, choose photos that show the layout and condition clearly. Eaton’s $99 plan allows up to ten seller-provided photos; a more detailed visual presentation may fit FSBO Plus or represented service better.

Decide who will handle the sale after launch

Set a process for buyer inquiries, showings, offer review and deadline tracking. If you are out of town, identify a reliable access contact. Eaton coordinates showing requests on the 1% plan, while physical access and photographs are owner-provided unless separately agreed. MLS-only service does not include negotiation or contract-to-close management.

What does a lower fee look like?

At a $400,000 sale price, Eaton’s 1% listing commission is $4,000. Compared with a hypothetical 3% listing quote of $12,000, that is an $8,000 difference in listing-side compensation. Rates are negotiable; 3% is an illustration, not a required or universal rate.

The $99 and $499 packages cost less because you take responsibility for pricing, buyer inquiries, showings, negotiations and transaction management. Choose by the help you need, not the fee alone.

Questions before you list

Will Eaton personally show the property?

The 1% plan includes coordination of showing requests, not routine accompanied showings by Eaton. You provide physical access unless a different arrangement is agreed. With a seller-managed plan, you handle showing arrangements.

Are professional photos included?

No. You supply current photos you have the right to use. Eaton’s current optional photography offering is $199 for FSBO Plus and 1% listings, subject to availability; it is not an MLS Basic add-on. Confirm arrangements before ordering.

Is $99 my total cost to sell?

No. It is the MLS Basic listing fee. Additional listing changes after the two included requests are $25 each. Buyer-agent compensation, your closing costs and any separately agreed services are additional.

Which option fits if I need negotiation help?

Choose represented service if you want a broker to advise on pricing, review and negotiate offers, and coordinate the transaction. The two flat-fee options are seller-managed.

Can I decide after sending my address?

Yes. Start an inquiry, confirm MLS placement and compare written terms before choosing. No payment is collected in the initial inquiry form.
