Eaton Real Estate Company, LLC is a seller-focused, broker-led real estate business serving Florida and Texas directly. We built our listing services around a simple idea: sellers should understand exactly what they pay and what their brokerage does.
Our flagship full-service plan is 1% on the listing side, with no minimum and payment at closing only if sold. We also offer two seller-managed MLS plans for owners who prefer to do more themselves.
Choose the amount of help you want.
These are different services, not interchangeable names for the same listing. Every commission is negotiable and the signed agreement controls the work and payment terms.
1% full service
Listing-side commission: 1%, with no minimum. Paid at closing only if the home sells. Pricing guidance, MLS marketing, showing coordination, offers, negotiation and contract-to-closing assistance.
The seller ordinarily provides photos and access. Buyer-agent compensation, if offered, is separate and negotiable.
$99 MLS Basic
A six-month seller-managed MLS option with up to 10 seller-provided photos, two included changes, then $25 per additional change, and email support.
The seller handles pricing, showings, inquiries, offers, negotiations and closing. Fee is due before activation.
$499 FSBO Plus
A six-month seller-managed MLS option with the maximum permitted photos, unlimited reasonable listing changes, blank forms, and phone/email support.
The seller remains responsible for pricing, property access, negotiations and closing. Fee is due when the listing is live.

What working with Eaton actually looks like.
01. Tell us about the property
Send the address and what you want from the listing. A broker can discuss pricing, the service level, and the MLS market.
02. Know who does what
On full service, we coordinate the listing, buyer-agent communication, offers and closing. You ordinarily provide photos and physical access; we do not promise to attend each showing or host open houses.
03. Agree in writing
Review the actual listing agreement, all negotiated fees and optional services before activation. Buyer-agent compensation, if offered, is separate and selected by the seller.
Florida and Texas are our direct-service states.
We serve Florida and Texas sellers, subject to property eligibility and the applicable MLS. In other states, inquiries may be connected to independently licensed local brokerages only when market coverage, pricing and written terms are confirmed. We do not claim to provide direct brokerage representation nationwide.
