Texas does not have one single statewide MLS. The appropriate system depends on the property location and Eaton’s available MLS coverage.
Send the property address and Eaton will confirm MLS coverage and whether the $99 MLS Basic plan is available for that property. FSBO Plus and Full-Service availability also depend on property location and applicable MLS requirements.
Neither flat-fee plan includes showing coordination or seller representation through the transaction. MLS Basic is intentionally minimal. FSBO Plus adds a higher MLS photo allowance, flexibility, phone/email support and sales-document resources—but you still manage the active sale. If you want Eaton handling pricing, showings, agent communication, offers, negotiation and closing, choose 1% Full-Service.
In Eaton’s Florida and Texas markets it includes a six-month MLS listing, up to 10 seller-supplied photos, two listing-change requests and ongoing email-only service. Additional listing-change requests are $25 each. Pricing advice, showing service, sales documents, offer negotiation and transaction management are not included.
The listing agreement is signed first. The $99 fee is then paid before Eaton begins MLS preparation.
FSBO Plus includes maximum MLS photos, unlimited reasonable listing changes, phone and email support, and sales-document resources. The seller still handles calls, showings, offers, negotiations, contracts, title and closing.
The seller reviews the live MLS listing before payment of the $499 FSBO Plus fee, subject to the signed agreement.
