What Galveston sellers usually want to know first.
Is the 1% plan actually full service?
Yes. The 1% plan includes seller representation, MLS exposure, showing coordination, buyer-agent follow-up, offer review, negotiation support and contract-to-close guidance. The listing-side fee is paid at closing only if the property sells.
What is the difference between 1% and $500 MLS-Only?
The 1% plan includes brokerage representation throughout the sale. The $500 plan is limited MLS input: the seller manages inquiries, showings, offers, negotiations, contracts, title and closing.
Can Eaton list a Galveston condo, beach house or vacation rental?
Yes. Those property types can be listed under either service level. The listing should accurately capture association rules, rental information, access, furnishings, assessments and other property-specific details that buyers need to evaluate the sale.
What happens to a Galveston short-term rental registration when the property sells?
The City of Galveston’s current STR FAQ says the GVR number does not remain with the property after a sale; the new owner must complete a new registration. Sellers should still verify current rules and property-specific restrictions before marketing rental use.
Who handles showings and buyer-agent communication?
Under the 1% plan, Eaton helps coordinate showing requests and buyer-agent communication. Under the $500 MLS-Only plan, the seller handles those responsibilities directly.
Can I choose whether to offer buyer-agent compensation?
Yes. Buyer-agent compensation, if offered, is separate from Eaton’s listing-side service and is chosen by the seller. All commissions and compensation are negotiable.
