What the 1% Full-Service plan includes

A lower listing fee should not mean less representation.

The important question is what happens after your home enters the MLS. Eaton continues representing the seller through communication, offers, negotiations, contract deadlines and closing.

Seller need Eaton 1% Full-Service What that means

Buyer-agent communication Included Broker communication and follow-up are part of the full-service plan.
Offer review & negotiation Included Get help evaluating price, financing, concessions, timing and contingencies.
Contract-to-close guidance Included Support continues through inspection, appraisal, title, financing and closing steps.
Listing photographs Seller provides Use your own photos or hire the photographer you prefer.
Listing-side fee 1% at closing, only if sold No upfront listing commission under the 1% plan.

Two seller options

Choose representation or choose MLS-only.

Both options put the home in the MLS. The difference is whether you want Eaton representing you through the transaction or whether you want to manage the sale yourself.

$500 MLS-Only Self-managed

Best for experienced sellers who want to run the sale.

$500 flat fee · seller manages the transaction

  • MLS input without seller representation
  • You handle inquiries, showings and access
  • You negotiate offers and manage the transaction
  • Flat $500 MLS-Only listing fee

Houston listing-fee calculator

How much could a Houston seller save with a 1% listing fee?

Enter an estimated sale price to compare a 1% listing-side fee with a 3% listing-side fee. This is a simple fee comparison—not a promise of a specific sale price or total closing cost.

Example starts at a $500,000 sale price.

3% listing-side example $15,000
Eaton 1% listing-side fee $5,000
Estimated listing-side difference $10,000

Illustration only. Buyer-agent compensation, if offered, is separate and chosen by the seller. Closing costs, concessions, repairs, title charges, taxes and other transaction expenses are not included. All commissions and compensation are negotiable.
