Your home listing expired. What should you do next?
A listing that didn’t sell is not the end of the story. Before you relist, get clarity on pricing, presentation, showing access and the support you actually need.
Why didn’t the first listing sell?
There is no universal reason an expired listing fails to sell. A useful relisting strategy starts by reviewing what the market and prospective buyers actually told you.
Price versus competing homes
Review recent closed sales, comparable active inventory and the price reductions buyers saw during your listing period. A new marketing plan cannot overcome every pricing mismatch.
Photos and property information
Outdated photographs, incomplete details or missed features can weaken online first impressions. Seller-provided photos should be accurate and current.
Showings and follow-up
Ask whether showing instructions, access windows and communication caused unnecessary friction. Review actual feedback where available, not assumptions.
What else could buyers choose?
Competing new listings, concessions, repairs and incentives may have changed buyer decisions. Assess the competition at the time you plan to relist.
MLS and online visibility
Check listing details, property category, map placement, syndication and photographic coverage. Exposure matters, but views alone do not prove buyer demand.
Choose the right level of help
Some sellers want a broker handling the transaction. Others prefer a lower-cost MLS entry and taking responsibility for the sale themselves.
Relist with the level of help you want
All three Eaton offerings are available in Florida and Texas. They are not interchangeable: understand what’s included before choosing.
Full-Service Listing
Broker assistance with CMA/pricing, showing coordination, buyer and agent communication, offers, negotiation, contracts, title and closing. Fee paid at closing if sold; $499 minimum. You supply photos and property access.
FSBO Plus
Six-month MLS listing, maximum MLS photos, reasonable changes, forms and phone/email support. You handle pricing, showings, offers, contract and closing. No CMA. Fee due once listing is live.
MLS Basic
Six-month MLS entry, up to ten seller-provided photos, two changes and email support. No CMA, forms or transaction representation. Fee due before MLS preparation and publication.
Any buyer-agent compensation is negotiated separately and determined by the seller, including the option to offer none. Listing fees are subject to your signed agreement. MLS-only plans do not include pricing advice or transaction management.
How we would approach your relisting
1. Review the previous listing
Confirm the previous listing status and review the asking price, photos, buyer feedback and marketing history you can provide.
2. Agree on a new strategy
On the 1% plan, we can discuss pricing using comparable properties and a CMA. On MLS-only plans, pricing remains the seller’s responsibility.
3. Relist once eligible
When the previous listing relationship and MLS status permit, complete the new paperwork, confirm photos and showing access, and prepare the new listing.
Get a fresh look at your expired listing
Enter the property address to begin. There’s no charge to inquire and no obligation to sign. For full-service sellers, we can review next steps and pricing strategy.

Expired listing questions
Can I list with Eaton after my previous listing expires?
Often, yes, once your prior brokerage agreement and MLS listing status allow it. Confirm the expiration, withdrawal or release terms of your existing agreement before signing a new one. Some agreements have protection-period provisions.
Do I need to lower the price to relist?
Not automatically. Market conditions, recent comparable sales, buyer feedback and competition should guide pricing decisions. Under Eaton’s 1% Full-Service plan we can help with a comparative market analysis; MLS-only plans do not include a CMA.
Does Eaton physically show my home?
With the 1% plan, we coordinate showing requests, approvals and feedback, while sellers provide access. Buyer agents generally conduct their own showings. Sellers choose the appropriate access method.
Does 1% include compensation for the buyer’s agent?
No. The 1% is Eaton’s listing-side fee. The seller separately decides whether and how much buyer-agent compensation to offer; compensation is negotiable.
What if I want to manage the sale myself?
You can choose the $99 MLS Basic or $499 FSBO Plus plan, subject to the service terms. Both offer MLS entry, but you remain responsible for pricing, inquiries, access, negotiations and closing.
