The larger fee difference pays for representation and transaction support. A seller comparing plans should also consider time, availability, experience, negotiation confidence and the cost of mistakes—not simply subtract $499 from 1%.

Flat Fee MLS vs. Full-Service Realtor in Houston

Houston sellers face the same basic choice, but property type and circumstances can make the workload very different. A straightforward investor resale with a responsive owner is not the same assignment as an occupied home with foundation history, flood questions, HOA documents, repair negotiations or a tight relocation timeline.

Experienced investor
MLS-only may fit when you regularly handle contracts, vendors, access, deadlines and title coordination.
Out-of-state owner
Full service may be the better fit when you cannot respond quickly to Houston showings, agent questions or property issues.
Tenant-occupied property
Consider who will coordinate access, communicate showing rules and manage the added timing challenges.
Complex property history
Full-service guidance can be valuable when offers turn on repairs, prior flooding, foundation work, insurance information or HOA requirements.
Strong DIY seller
MLS-only can make sense when you are organized, available and comfortable reviewing Texas contracts and negotiating directly.

Dallas–Fort Worth seller guide

1% Full-Service vs. Flat Fee MLS in Dallas–Fort Worth

Dallas–Fort Worth sellers face the same central choice as sellers elsewhere in Texas, but the workload can change sharply across the metro. A Dallas condo with association requirements, a Frisco resale competing with new construction, an Arlington home with a fast showing schedule, and a rural North Texas property can require very different pricing, access and negotiation strategies.

Choose 1% Full-Service when you want representation

Eaton coordinates showings and buyer-agent communication, reviews offers, helps negotiate price and terms, assists with contracts, and supports the transaction through title and closing. The 1% listing-side fee is paid at closing only if the property sells.

Choose $499 FSBO Plus when you want exposure and control

Eaton enters an eligible property in the applicable MLS, while the seller manages inquiries, showings, offer analysis, negotiations, contracts, deadlines, title coordination and closing. The $499 FSBO Plus fee is due after the listing is live in the MLS and the seller has reviewed it. The fee is non-refundable once paid.
In either plan: buyer-agent compensation is separate from Eaton’s listing-side charge. Broker compensation is not set by law and is fully negotiable; the seller decides what, if anything, to authorize based on the written agreement and the terms of an individual offer.

Texas sellers

Representation is the legal and practical dividing line

Texas sellers should read the actual written agreement and understand whether the brokerage represents them or is providing a limited MLS-entry service. The Texas Real Estate Commission explains that brokers and agents owe minimum duties to clients they represent, including putting the client’s interests above their own, sharing material information, answering questions and presenting offers or counteroffers.
Eaton’s 1% Full-Service plan includes seller representation. Eaton’s $499 FSBO Plus plan is a limited-service listing without seller representation or transaction management. That difference affects who gives advice, handles communication and helps manage the transaction.

Offer strategy

What about buyer-agent compensation?

Buyer-agent compensation is not included in Eaton’s 1% listing-side fee or the $499 FSBO Plus fee. Broker compensation is not set by law and is fully negotiable. If compensation is offered or negotiated, the amount is separate and chosen by the seller in writing and can become part of an individual offer’s terms. Your listing-plan choice changes who helps with that decision. Under full service, Eaton can discuss the seller’s options and help evaluate the complete offer. Under MLS-only, the seller manages that analysis and negotiation.

Self-assessment

Could you comfortably manage the sale yourself?

If several answers are “no,” compare the 1% Full-Service plan before choosing MLS-only.

  • Can I respond quickly to buyer and agent inquiries?
  • Can I coordinate every showing and property-access issue?
  • Can I evaluate financing, appraisal and contingency terms?
  • Can I negotiate price, repairs, credits and deadlines?
  • Can I manage disclosures and contract documents?
  • Can I track inspection, option and financing deadlines?
  • Can I coordinate with title and solve closing issues?
  • Can I do all of this while moving or managing the property?

Flat-fee MLS and full-service FAQs

Does MLS-only mean I am completely FSBO?

You have a brokerage placing the property in the MLS, but Eaton’s $499 FSBO Plus plan does not include seller representation or transaction management. You remain responsible for managing the active sale.

Does the 1% plan include the same MLS exposure?

All three plans are intended to place eligible properties in the applicable MLS. Website distribution depends on the MLS and the sites receiving its data. The meaningful difference is representation and support after launch.

Can I upgrade from $499 FSBO Plus to 1% Full-Service?

Eaton offers an upgrade option when a seller later wants representation. The applicable written agreement controls the exact terms and how the earlier fee is handled.

Are listing photos included?

No. Sellers may provide their own photographs or hire a photographer. Eaton’s optional professional photography service starts at $199, subject to location and property details.

Which plan is cheaper?

The $499 FSBO Plus plan has the lower listing-side fee. The 1% plan includes professional representation and transaction support. “Cheaper” and “better fit” are not automatically the same answer.

Which plan is best for a Houston seller?

Choose MLS-only when you mainly need exposure and can confidently manage the transaction. Choose 1% Full-Service when you want Eaton representing you through pricing, showings, offers, negotiation and closing.

Which plan is best for a Dallas–Fort Worth seller?
