Clever is an agent-matching service. That can suit sellers who want to compare partner agents while receiving a negotiated commission rate, but the individual agent—not Clever—delivers the brokerage service.
Hometiva is a Frisco-based brokerage with a full-service model and a price schedule tied to the home’s listing-price band. The structure is easy to calculate once you know the likely price range.
Redfin offers a recognizable technology platform and a team-based service model. Its current savings page says sellers who only sell pay a 2% listing fee; the effective 1% requires a qualifying Redfin purchase within 365 days and is returned after that purchase closes.
AATRealty advertises a 1% listing-side commission for qualifying sellers with broker representation and in-house media. Its current program describes photography, video, Matterport/3D and digital advertising. Confirm eligibility, included media and payment terms directly.
DFW 1% Listings currently advertises 1% when the seller also buys a home and 1.5% for listing-only service. VIP Realty’s public pricing is less clear: VIP currently advertises a $3,000 Flat Fee MLS program, while Clever’s September 2026 Dallas comparison reports a $3,500 flat listing fee.
Houzeo’s Bronze plan is closer to an MLS-only comparison than to a full-service brokerage comparison. Higher tiers advertise more tools and support, but their published pricing also shows percentage charges at closing.

Broker compensation is negotiable. A listing broker’s fee does not automatically include compensation for an agent representing the buyer. Sellers may consider buyer-agent compensation as one part of their marketing and negotiation strategy, but the amount must be authorized separately in the applicable agreement.
Ask every company to show the listing fee and any proposed buyer-agent compensation on separate lines. That keeps the quote understandable and avoids comparing a listing-only price with a combined number.
