Redfin vs. EatonSee the buy-and-sell condition, market minimums and local service differences.

Yes, under its current published offer. In Redfin’s official October 26, 2026 disclosure, the normal seller listing rate is 2% in the Florida and Texas markets shown in its commission schedule. Redfin advertises 1% only if the seller also buys through Redfin within 365 days of closing, subject to the property’s market-based minimum and other program rules. Sellers who list first initially pay the applicable higher Redfin rate; after a qualifying Redfin home purchase, Redfin says it mails a check for the difference.

Redfin and Eaton fee and service differences at a $400,000 home sale
At a $400,000 sale Eaton direct in FL/TX Redfin’s advertised terms
Listing-side fee $4,000 (1%) $8,000 (2%) standard published rate. A qualifying buy-and-sell seller may pay less, but market minimums still apply.
Second purchase required for 1%? No Yes; buy with Redfin within 365 days after closing the listing
Minimum listing commission None Varies by market; for example Houston $3,500, Dallas $4,500, Austin $5,500, Orlando $3,500, Miami $5,500
Photos and property access Provided by seller; broker handles transaction remotely Full-service local Redfin team; confirm physical services and any extras in written proposal
Buyer-agent fee Seller’s choice; separate from listing fee Seller’s choice; separate from listing fee. Redfin adds 1% to its own listing fee when buyer is unrepresented per official disclosure.

Redfin minimum commissions by Florida and Texas market

Redfin’s official market rate schedule lists a 2% standard listing rate for the markets below, but the dollar minimum differs by location. Its 1% buy-and-sell incentive is also subject to applicable minimum commissions, so the effective percentage can be higher than 1% on some lower-priced homes.

Redfin published minimum listing commissions by Florida and Texas market
Florida market Published Redfin minimum Texas market Published Redfin minimum
Orlando $3,500 Houston $3,500
Tampa $4,500 Dallas $4,500
Miami $5,500 Austin $5,500
Palm Beach $5,000 San Antonio $3,500
Jacksonville $4,000 El Paso $2,500
Fort Myers $4,500 South Texas $2,500
Florida Panhandle $4,500 All Other (nationwide category) $2,000

Example of why minimums matter: On a $350,000 Dallas sale, 1% is $3,500. Redfin’s published Dallas minimum is $4,500, so a qualified 1% buy-and-sell customer should not assume the fee will be only $3,500. Eaton’s direct 1% listing-side fee on the same sale is $3,500, without a dollar minimum. Confirm all broker-specific terms in writing. The market labels are Redfin’s own, and the precise applicable category for a property must be verified with Redfin.

Does Redfin Concierge qualify for the 1% listing fee?

No. Redfin’s published disclaimer separates standard Redfin listings from its Concierge offering, which is available in some markets. Its schedule currently lists a 3% Concierge listing rate for the Florida and Texas markets shown above (before minimums and other applicable charges). Redfin says Concierge sellers who also buy with Redfin within 365 days may receive a 0.5 percentage-point discount from their market’s Concierge rate, rather than the standard 1% listing offer. Compare Redfin’s actual written proposal rather than assuming every service tier qualifies for the same discount.

What if you buy before selling with Redfin?

Redfin’s official seller FAQ distinguishes transaction order: a qualifying customer who buys first and then sells may receive the advertised 1% listing-side rate on that sale, still subject to the minimum and other conditions. Someone who sells first and buys later generally pays the applicable standard market rate at the sale closing and receives a refund of the difference after a qualifying Redfin purchase within 365 days. Eaton’s direct 1% listing fee does not depend on purchasing a second home.

Where Redfin may be worth a higher fee

Redfin may appeal to a seller seeking an in-person agent and local photography, staging, open-house or property-marketing assistance. Those activities have real value. Eaton’s 1% plan is a different service design: sellers supply the photography and physical access, while Eaton handles broker advice, inquiries, showings, negotiations and the contract-to-close process by phone and online. Neither offering guarantees a sale price or sale timeline.

Redfin vs. Eaton frequently asked questions

Is Redfin’s 1% listing offer the same as Eaton’s 1%?

No. Eaton’s direct 1% listing fee has no minimum and does not require buying another property. Redfin’s published 1% offer depends on a qualifying additional home purchase and market minimums.

Does Redfin’s 1% offer apply with a Redfin Partner Agent?

Redfin’s official commission disclaimer excludes Partner Agent transactions from the published Redfin listing fee and incentive. Confirm whether your property would have a Redfin employee agent or a partner agent.

What happens if the buyer is not represented by an agent?

Redfin’s current disclosure says its listing fee increases by 1% of the sales price. Ask Redfin how that provision would apply. Eaton does not set a universal buyer-agent commission; request the actual Eaton listing agreement to review how unrepresented buyers are handled.

Source and verification: Redfin’s official listing commission and market-minimum schedule, checked October 26, 2026. This is an on-page comparison; commission examples exclude seller concessions, optional add-ons and other closing costs.

Ideal Agent vs. EatonReview the 2% offer, the under-$200,000 fee and who represents you.

Ideal Agent introduces sellers to participating local brokerages. Its current official FAQ advertises 2% listing commission on qualifying residential properties and a $4,000 flat listing fee below $200,000. The introduction is free; sellers sign a listing agreement with the matched agent’s own brokerage. Ideal Agent says it can offer up to two agent matches. It does not directly provide Eaton’s Florida/Texas remote 1% brokerage relationship. At a $400,000 residential home sale, Ideal Agent’s posted 2% listing-side rate is $8,000 versus Eaton’s $4,000 1% listing fee. At $150,000, its under-$200,000 flat fee would be $4,000 versus $1,500 for Eaton. These figures do not imply identical physical service. Ideal Agent may be a better choice for someone who wants a local in-person professional or a broker outside Florida and Texas, while Eaton may fit someone comfortable with remote broker representation and personally supplying photos/access. Buyer-agent compensation is negotiated separately in either case. One advantage Ideal Agent advertises: if an unrepresented buyer purchases the home, its partner brokerage handles the transaction at the same 2% listing commission, without an additional buyer-agent fee. This differs from Redfin’s posted provision increasing its own listing fee by 1 percentage point for an unrepresented buyer. Do not assume other companies—including Eaton—handle this situation identically; review each written agreement and the representation, disclosure and agency arrangements that would apply.

Compare the representation before signing: ask each provider who represents you, which physical work is included, the exact minimum, any additional transaction fees, and what happens if you cancel. Request Eaton’s 1% listing terms.

SimpleShowing vs. EatonCompare two 1% offers, including photography, property access and minimums.

SimpleShowing advertises a 1% listing-side commission with full-service local-agent representation, including professional photography, a lockbox, a yard sign, pricing help and contract management. Its official selling page cautions that the advertised fee may be subject to a minimum commission depending on the market. The company lists service in markets such as Orlando, Tampa, Jacksonville, Houston, Dallas and Austin; availability for an individual address must be confirmed.

SimpleShowing versus Eaton 1% brokerage features and terms
Service or condition Eaton 1% Direct SimpleShowing 1%
Listing-side percentage 1% of sale price Advertised as low as 1%
Minimum listing commission None May apply by market; request a written quote
Professional property photographs Seller provides; optional paid photography may be available Advertises professional photos included
Lockbox / yard sign Seller handles physical access; signage available separately Advertises lockbox and yard sign included
Representation model Direct brokerage, primarily online and by phone Local agent, with on-site services
Buyer-agent compensation Negotiable, seller’s choice Separate from the 1% listing fee; seller should confirm the negotiated terms

What makes the comparison fair: on a $400,000 sale, both providers’ advertised 1% listing-side calculation is $4,000, assuming SimpleShowing’s local minimum does not exceed that amount. Eaton does not automatically cost less than another 1% brokerage. SimpleShowing’s in-person photography and access support may make it attractive where available. Eaton’s advantage is a straightforward 1% without a dollar minimum or a required second purchase, provided the seller is comfortable supplying photos and physical access.

Does SimpleShowing guarantee 1% for every property?

No universal guarantee is stated on its official selling page; the listing fee may be subject to a market minimum. Ask for the minimum and any additional fee in the actual agreement before calculating savings.

Source: SimpleShowing’s official selling services and fee disclaimer, checked October 26, 2026.

1 Percent Lists vs. EatonUnderstand local franchise services and office-specific fee terms.

1 Percent Lists advertises a 1% listing-side fee and full-service local brokerage work. Its company website specifically includes professional photography, marketing, staging advice, negotiation and transaction management. Offices are independently owned and operated, and the company’s official selling FAQ notes that franchise offices or independent contractors may impose minimum commission requirements or transaction fees. That is not the same as saying every 1 Percent Lists office charges an extra fee. It means a seller should check the specific office and signed agreement, rather than assuming the national percentage is the total listing-side cost for every home. Eaton’s directly represented Florida and Texas sellers receive a no-minimum 1% listing fee, but Eaton does not ordinarily supply the physical photography or on-site services of a full-service franchise office.

Consider Eaton when

You want direct broker representation without a minimum and can coordinate photos, access and any on-site assistance independently.

Consider a local 1 Percent Lists office when

You value an agent who can arrange property photography, signs and other physical tasks, and its local listing agreement makes financial sense.

Is 1 Percent Lists the same company as Eaton Real Estate Company?

No. 1 Percent Lists is a franchise brokerage brand with independently operated offices. Eaton is a separate Florida and Texas brokerage offering its own remotely delivered 1% plan.

Sources: 1 Percent Lists seller services and franchise fee FAQ and local-office directory, checked October 26, 2026.

HomeLight vs. EatonCompare free agent matching with a stated direct-brokerage listing fee.

HomeLight’s Agent Match connects sellers with recommended agents; its matching service is free and nonbinding. HomeLight says the agent pays a customary broker-to-broker referral fee when a transaction closes. However, HomeLight does not publish a universal 1% listing-side fee for its matched agents. Sellers must evaluate each independent agent’s fee, availability, minimum, marketing plan and representation contract. With Eaton, the relationship is direct: for an eligible Florida or Texas listing, Eaton represents the seller through its own brokerage at a 1% listing-side rate, with no minimum. The tradeoff is remote service, not a matched on-site agent. A seller who prioritizes agent interviews and in-person assistance may prefer HomeLight’s matching process, while a seller primarily comparing known listing fees may favor the transparency of Eaton’s stated model.

If HomeLight matching is free, is selling the home free?

No. The matching service has no fee to the consumer, but the seller and selected local brokerage agree separately on the agent’s listing commission and service obligations.

Before you sign

Four questions make the comparison clearer.

Ask each brokerage for the same information so you can make a useful side-by-side decision.

  1. Who represents me?

Identify the brokerage signing your listing agreement, your day-to-day contact and who handles offers and contract deadlines.

  2. Who handles the physical work?

Confirm responsibility for photos, signs, access and any open houses. Eaton’s standard 1% model relies on seller-supplied photos and access.

  3. What can change the fee?

Check minimums, transaction charges, purchase conditions, unrepresented buyers, optional services and cancellation terms.

  4. What will I actually keep?

Include any buyer-agent compensation you choose, concessions, mortgage payoff and closing costs. Compare the full projected proceeds.

Common questions

A few things sellers ask us.

Does Eaton’s 1% listing plan have a minimum?

No. The direct Florida/Texas plan charges 1% of the sale price with no dollar minimum, paid at closing only if sold. Buyer-agent compensation, optional add-ons and other closing costs are separate.

What does the seller provide on Eaton’s 1% plan?

The seller ordinarily provides property photos and physical access. Eaton handles pricing guidance, MLS exposure, inquiries, showing coordination, offer negotiation and the contract-to-close process online and by phone.

Are the $99 and $499 Eaton plans full-service?

They are seller-managed MLS services. The 1% plan separately includes broker representation. Compare each plan’s included services, payment timing and seller responsibilities before choosing.

Does a 1% or 1.5% listing fee cover every selling cost?

No. The listing-side fee is one part of your costs. Any buyer-agent compensation is separately negotiable, and concessions, optional services, taxes and other closing charges may also apply.

Can I explore a 1% listing outside Florida or Texas?

Yes. Tell us where the property is. A participating independent local brokerage must confirm coverage, accept the property and agree to the fee and service terms.

Turn the comparison into your sale numbers.

Estimate proceeds with your own price, payoff and selling costs. Then review the services you want included.
