A minimum, compliance fee or upfront charge can change the effective rate.

1% of sale price

A true 1% plan without a minimum stays at 1% across different home prices. On a $400,000 sale, 1% is $4,000; on a $700,000 sale, it is $7,000.

Flat or hybrid plan
Check every component

A flat fee may become a lower effective percentage on higher-priced homes. A hybrid plan can combine an upfront payment, a closing percentage and a minimum. Add all pieces before comparing.

Same headline, different workload. MLS-only, limited-service and full-service representation are not interchangeable. A cheaper package may ask the seller to handle inquiries, showings, negotiations, contracts or closing coordination.

What to ask before you sign.

Does a low commission listing include buyer-agent compensation?

Usually not. Listing-side pricing and buyer-agent compensation are separate. A seller may choose whether to offer buyer-agent compensation and how much; it is negotiable.

Does Eaton’s 1% plan have a minimum commission?

No. Eaton’s 1% listing-side fee has no minimum and is paid at closing only if the property sells.

What is the biggest difference between $99 MLS Basic and 1% Full Service?

The $99 plan is a seller-managed MLS-entry service. The 1% plan includes broker representation, pricing guidance, communication, showing coordination, negotiation and contract-to-close support.

Why can a flat fee be cheaper on an expensive home?

Because the dollar fee does not automatically rise with the sale price. But compare the service scope and any other charges before concluding it is the lower-cost option for your needs.
