Flat Fee MLS Orlando: $500 MLS-Only vs. 1% Full-Service

Choose the amount of help you want when selling an Orlando-area home: a $500 MLS-only listing you manage, or local full-service representation for a 1% listing fee.

The quick answer

The $500 MLS-only plan is designed for experienced, hands-on sellers who want MLS exposure and will manage pricing, buyer inquiries, showings, offers and the transaction. The 1% Full-Service plan is for sellers who want an agent to advise them, coordinate the sale, negotiate and help carry the transaction through closing. The best choice depends on how much time, experience and responsibility you want to take on.

Two clear ways to list in Orlando

Both options put the listing into the MLS and can distribute it to major real estate websites. The difference is not simply the fee—it is who performs the work after the property goes live.

What “flat fee MLS” means in Orlando

A flat fee MLS service gives a seller access to the same regional multiple listing service used by participating real estate professionals. For Orlando and much of Central Florida, that generally means exposure through Stellar MLS, with listing data then eligible to appear on consumer real estate websites according to each site’s feed and display rules.

MLS exposure is valuable, but it is only one part of a home sale. A seller still needs to choose a competitive price, prepare accurate property information, respond quickly to inquiries, arrange access, evaluate financing and contingencies, negotiate terms, meet contract deadlines and coordinate with the closing provider.

That is why the $500 option and the 1% option are built for different sellers. One provides MLS access with a limited service scope; the other adds representation and transaction support.

How the $500 MLS-only process works

Submit the listing

Provide the property facts, price, disclosures, photos and instructions needed to prepare the MLS entry.

Manage the market

Respond to buyer agents, coordinate showings, gather feedback and decide whether to adjust price or terms.

Handle the transaction

Review offers, negotiate, track deadlines and coordinate title, inspections, appraisal and closing.

The MLS-only option does not create an agency relationship or include advice or representation. Sellers should obtain appropriate legal, tax, title or other professional advice when needed.

Who is a good fit for MLS-only?

  • You have sold property before or are comfortable managing the process.
  • You can respond promptly to showing requests and questions.
  • You are prepared to evaluate offers, contingencies and timelines.
  • You want a fixed upfront listing cost and accept the added workload.

Who benefits from 1% Full-Service?

  • You want pricing and positioning guidance before going live.
  • You prefer an agent to help communicate with buyers and agents.
  • You want representation during offer review and negotiation.
  • You value ongoing support from listing through closing.

What will it cost?

The listing-side fee is only one line in a seller’s closing statement. Your total can also include title and closing charges, government taxes or recording fees, prorations, repairs, mortgage payoff items, optional marketing and any buyer-agent compensation you choose to offer.
