Compare the fee at your expected sale price

On an illustrative $500,000 sale, a 1% listing-side fee is $5,000. These are listing-side calculations, not all-in closing costs or confirmed partner quotes. Minimums and other charges may change a written offer.

Review these points before choosing

  1. Confirm the licensed brokerage that will represent you.
  2. Ask who handles photography, property access, marketing, showings and negotiations.
  3. Review the total listing fee, minimum, payment timing and cancellation terms in writing.
  4. Consider buyer-agent compensation, concessions and other closing costs separately.

FLORIDA + TEXAS SELLER COMPARISON  •  Updated October 24, 2026

Beycome vs. Eaton: $99 MLS or 1% Full-Service Listing?

Eaton’s direct 1% listing service in Florida and Texas includes pricing guidance, inquiry and showing coordination, offer negotiation and contract-to-close, with no minimum listing-side commission; pay at closing only if sold. Sellers provide photos and access. Prefer to manage your own sale? Eaton also offers $99 MLS Basic and $499 FSBO Plus.

Beycome emphasizes a seller-managed platform. Compare actual MLS package features and who handles the transaction rather than focusing on the shared $99 entry headline. Buyer-agent compensation is separate and always the seller’s decision.

CHOOSE BY WHAT YOU VALUE

The better fit depends on how much of the transaction you want to own

A platform-heavy DIY workflow

Beycome may appeal if you are comfortable managing pricing, showings, offers and the transaction yourself and want a broad set of built-in FSBO tools.

Ask yourself:
Which tools will I actually use, and which responsibilities are still mine?

A direct path to broker representation

Eaton may appeal if you want a low-cost MLS option but also want the ability to choose a broker-represented 1% service instead of running the entire sale yourself.

Ask yourself:
Do I want software and tools, or do I want someone representing me in the transaction?

STRAIGHT ANSWERS

Common questions about Beycome alternatives

Is Eaton's $99 plan the same as Beycome's $99 plan?

No. The prices match, but the included features and listing terms differ. Beycome currently publishes a broader technology/tool bundle at its $99 tier. Eaton’s $99 option is intentionally a more basic MLS-entry product.

Does Eaton represent me on the $99 or $499 plan?

No. Both are seller-managed MLS options. Eaton’s seller representation is the separate 1% Full-Service plan.

What does the 1% plan add?

Broker CMA and pricing guidance, MLS listing management, buyer-agent communication, showing coordination, offer review and negotiation, and contract-to-close support. The 1% listing-side fee is paid at closing only if the property sells.

Is buyer-agent compensation included in Eaton's 1%?

No. Buyer-agent compensation, if offered, is separate, negotiable and chosen by the seller.
