Sell with a low commission Texas real estate broker.
Choose the level of help that fits your sale: 1% full-service broker representation, $499 FSBO Plus, or $99 MLS Basic. Real broker help when you want it. A lower-cost MLS path when you do not.
The 1% fee is Eaton’s listing-side broker fee. Buyer-agent compensation, if offered, is a separate seller decision.
Three ways to sell
Choose how much help you want.
Low commission does not have to mean one-size-fits-all service. Eaton separates full representation from DIY MLS options so Texas sellers can choose what they actually need.
For sellers who want a broker handling the sale from pricing through closing.
- Pricing strategy and CMA
- Buyer and agent calls handled
- Showing coordination and feedback
- Offer review and negotiation
- Contracts, title and closing support
- Paid at closing only if sold
- Cancel anytime with $0 cancellation fee
For experienced sellers who want expanded MLS exposure while managing the transaction themselves.
- Six-month MLS listing
- MLS entry and listing edits
- Seller manages inquiries and showings
- Seller handles offers, contracts and closing
- No CMA or pricing guidance
- Optional $199 photography
- Optional $99 yard sign
For DIY sellers who mainly want basic MLS access and will handle the sale themselves.
- Six-month MLS listing
- Up to 10 seller-supplied photos
- Two listing-change requests included
- Additional changes $25 each
- Email support
- No CMA or pricing guidance
- No photo or yard-sign add-on
What Eaton handles
Broker support where the transaction gets complicated.
The 1% plan is built for sellers who want help with the parts of the transaction that can cost time, money and leverage when handled poorly.
Pricing
Comparable-market analysis and pricing guidance before the property goes live.
Buyer & Agent Calls
Eaton handles inquiries and coordinates with agents instead of sending every call back to you.
Showings
Showing coordination and feedback so you can track activity without running the entire process yourself.
Negotiation
Offer review, counteroffer strategy and negotiation support when the numbers and terms matter.
Contracts
Broker guidance through the executed contract and the deadlines that follow.
Closing
Coordination with title and the other parties through closing instead of handing you off after the contract is signed.
Illustrative fee comparison
What a 1% listing-side fee can mean at different sale prices.
These examples compare Eaton’s 1% listing-side fee with a hypothetical 3% listing-side fee. They are simple fee illustrations—not a statement that every broker charges 3%.
Difference between a 1% fee ($3,500) and illustrative 3% fee ($10,500).
Difference between a 1% fee ($5,000) and illustrative 3% fee ($15,000).
Difference between a 1% fee ($7,500) and illustrative 3% fee ($22,500).
Real estate commissions are negotiable. Examples exclude buyer-agent compensation, taxes, title charges, concessions and other selling costs.
Buyer-agent compensation
Your 1% listing fee and a buyer-agent offer are separate decisions.
This distinction matters when comparing discount real estate brokers, low commission realtors and flat-fee MLS companies in Texas.
Eaton does not force a fixed buyer-agent commission onto the seller.
The 1% is Eaton’s listing-side broker fee for full-service representation. The seller separately decides whether to offer buyer-agent compensation and, if so, the amount, subject to the listing agreement, applicable rules and the transaction.
Why Eaton
A discount fee should not feel like a discount brokerage experience.
The model is designed around a lean seller-focused brokerage: clear pricing, direct access and fewer layers between the seller and the people responsible for the listing.
Direct accountability
Know who is responsible for your listing and who to contact when decisions matter.
Built around the listing side
Eaton’s service model is designed for property owners who are selling—not for turning you into a buyer lead.
Three clear service levels
Choose full representation, FSBO Plus, or basic MLS access instead of paying for a package you do not need.
Texas coverage
Low commission seller services across major Texas markets.
Start with the location closest to your property. Services and MLS availability depend on the property’s location.
At-a-glance comparison
Full service vs. seller-managed MLS options.
The core difference is not just price—it is who is responsible for the work after the listing goes live.
Texas seller FAQ
Common questions about low commission real estate service in Texas.
Is 1% the total cost to sell my Texas home?
No. Eaton’s 1% full-service fee is the listing-side broker fee. Other transaction costs can apply, and buyer-agent compensation is a separate seller decision.
Do I have to offer a buyer-agent commission?
Eaton does not require a fixed buyer-agent compensation amount. The seller chooses whether to offer buyer-agent compensation and the amount, if any, consistent with the listing agreement and applicable rules.
What is the difference between $99 MLS Basic and 1% Full Service?
The $99 MLS Basic option is designed for sellers who will manage the sale themselves. The 1% plan includes broker representation, pricing/CMA work, communications, offer negotiation and transaction coordination through closing.
What does $499 FSBO Plus add?
FSBO Plus is the expanded seller-managed MLS option. It includes MLS entry and edits while the seller continues to handle inquiries, showings, offers, contracts, title and closing.
Can I start with a flat-fee option and later ask for full representation?
Contact Eaton if your needs change. The appropriate upgrade and representation paperwork can be discussed based on the status of the property and transaction.
Where can I see customer feedback?
Visit the Eaton reviews page to see seller feedback and additional proof about the brokerage experience.
