Eaton Real Estate Company · East Texas

1% Full-Service Listing for East Texas Sellers.

East Texas covers very different seller markets: in-town homes, wooded acreage, lake-oriented properties, rural homesteads and land with barns, shops or other improvements. Utility setup, road access, land use, water features and system condition can matter as much as interior finishes.

What does 1% mean?

At a $400,000 sale price, a 1% listing-side fee is $4,000. At $600,000 it is $6,000. Buyer-agent compensation, if offered, is separate and negotiable.

East Texas seller strategy

Price against the homes your buyer will actually compare.

A Tyler-area subdivision home, a rural acreage property and a lake-oriented East Texas home are not direct substitutes. Pricing should reflect the property type, land, utilities, access, improvements and the buyer segment most likely to purchase.

Property-type comps

Separate conventional homes, acreage and lake-oriented properties before selecting comparable sales.

Utilities

Clarify public service, well, septic and propane details where applicable.

Land and access

Document acreage, fencing, ponds, outbuildings and road access clearly.

Lake and water context

For lake-oriented properties, describe access, views, docks and flood information precisely.

System condition

Roof, HVAC, foundation, plumbing and electrical history deserve buyer-ready documentation.

Offer quality

Compare financing, inspections, concessions, appraisal exposure and closing timing.

Before the MLS goes live

  • Identify the correct property-type comp set
  • Gather survey and utility records
  • Document land and outbuildings
  • Prepare major-system history
  • Use strong property photos
  • Set showing access
