Buyer-agent compensation is separate and always the seller’s decision. No obligation to inquire.

Fee and coverage: 1.5% is Eaton’s partner-network listing-side target, not a confirmed local quote. Any Alabama listing would be handled by an independently licensed local brokerage, which determines availability, services, minimums and the final written fee. Eaton’s direct 1% brokerage is offered only in Florida and Texas.

Three types of low-cost real estate service

Full-service discount listing agent

An Alabama-licensed brokerage agrees to provide defined services at a negotiated lower fee. These may include pricing advice, professional marketing, buyer calls, showing coordination, offers, inspections and closing support. Verify precisely what is included.

Flat-fee MLS or limited-service listing

A local broker places the home in the applicable MLS, often for an upfront fixed charge. The seller may remain responsible for photos, showings, negotiations, paperwork or add-on fees. MLS visibility is not the same thing as full representation.

Agent-referral or matching company

A platform introduces the seller to a separately licensed local broker. The local brokerage represents the seller and should identify its qualifying broker, actual fee, services and listing agreement. Ask how the matching company is compensated.

Before choosing any plan

Compare the full written cost, minimums, who answers calls, physical access, negotiation responsibilities, cancellation rights and the experience of the actual assigned agent. A single advertised percentage is not enough.

The number that matters is what the brokerage keeps—and what it does for you

A lower listing-side fee saves money only when the listing package fits the property. Ask each Alabama brokerage whether it includes pricing analysis, professional photography, MLS marketing, appointment coordination, feedback, offer negotiation, inspections and closing support. Clarify whether the seller handles home access or whether the agent does.

Illustrative sale price At 1.5% listing-side At 2.5% example Difference
$250,000 $3,750 $6,250 $2,500
$400,000 $6,000 $10,000 $4,000
$600,000 $9,000 $15,000 $6,000

Listing-side percentages are examples, not offers. No minimum fees are assumed in the table. Any separate buyer-broker compensation, seller concessions and transaction expenses are excluded.

What sellers should compare by Alabama market

Huntsville and Madison

Request evidence from the agent’s recently closed listings in comparable subdivisions and price ranges. Ask how the agent evaluates new construction competition, builder incentives, recent renovations and the pace of showings.

Read the Huntsville & Madison seller guide

Birmingham, Hoover and Homewood

Ask how property condition, neighborhood comparables, staging and accurate listing presentation are addressed. Confirm who handles inspection negotiations and any buyer financing issues.

Mobile and Baldwin County

Discuss professional photography, relocation-buyer marketing and, where relevant, windstorm or flood insurance questions. Do not assume coastal properties face identical expenses. In Fairhope, Daphne, Spanish Fort, Gulf Shores and Orange Beach, ask about condominium documents, assessments, hurricane deductibles, seasonal rental rules and the home’s actual FEMA flood-map designation.

Tuscaloosa and Montgomery

Verify that the brokerage has local transaction experience rather than just state-wide advertising. Marketing to owner occupants may differ from presenting an investment or student-housing property.

What should an Alabama listing agreement spell out?

  1. The Alabama qualifying broker’s identity and contact information.
  2. Exact listing-side commission, minimum charge if any, and when it is due.
  3. Which services are included versus paid add-ons.
  4. Who physically manages showings, lockbox access and inspections.
  5. Whether unrepresented buyers create any extra listing-side fee.
  6. Seller choices about buyer-agent compensation and concessions.
  7. Cancellation, expiration, and protection-period terms.

Why licensing and advertising responsibility matter

Alabama publishes specific rules governing an out-of-state broker’s co-brokerage agreement, including supervision by an Alabama qualifying broker and identifying that broker in advertising of Alabama real property. An educational comparison page is not a substitute for an Alabama listing agreement. If Eaton later offers a referral introduction, the receiving Alabama brokerage must confirm the lawful structure. See the Alabama Real Estate Commission for official guidance.

Regulatory distinction: An Alabama transaction co-brokerage arrangement is not the same as an ordinary broker-to-broker referral. Alabama Code §34-27-3 and AREC Rule 790-X-1-.05 impose written agreement, Alabama qualifying broker supervision, filing and property-advertising requirements when an out-of-state broker participates in an Alabama co-brokerage transaction. Separate broker-to-broker referrals are not the same as transaction co-brokerage. Alabama Code §34-27-100, updated in 2025, requires referral agreements between real estate licensees to be in writing, including when the referring licensee is from another state. Any future broker-paid referral arrangement must be agreed in writing by the appropriately licensed brokerages and reviewed for compliance before referral activity begins. Read Alabama Code §34-27-100.

What should a 1.5% listing-side quote include?

At a hypothetical $400,000 closing, a 1.5% listing-side fee equals $6,000, compared with $10,000 at a hypothetical 2.5% fee. Ask the participating Alabama brokerage to spell out the commission, any minimum and exactly who handles marketing, showing access, negotiations and contract-to-close support. The final agreed fee and service package control.

Minimum-fee example: At a hypothetical $150,000 closing, 1.5% is $2,250. If a participating Alabama brokerage set a $3,000 minimum in the written listing agreement, the effective listing-side rate would be 2%. That minimum is an example, not an Eaton offer or confirmed partner fee. The seller separately decides whether to offer buyer-agent compensation.

Questions Alabama sellers ask

Are real estate commissions fixed by the state or MLS?

No. Listing commissions are negotiated between the client and brokerage. Don’t assume an advertised fee includes any buyer-side compensation or closing costs.

Will a low-commission brokerage still take professional photos?

Some do; some charge separately. The written listing agreement and service schedule should say precisely who pays and who arranges photography.

Can I work directly with Eaton in Alabama?

Eaton is directly licensed in Florida and Texas. The Southern referral concept, if available, would involve a separately licensed Alabama brokerage providing local representation.

What is the difference between an MLS-only listing and a full-service agent?

An MLS-only plan generally places your property in the local MLS for a flat charge and leaves substantial work to the seller. A full-service agent normally agrees to handle pricing, marketing, offers and closing coordination. Always check the actual written services, not just the advertised rate.

Which Alabama broker will represent me through an agent-matching service?

The licensed receiving brokerage should be clearly named before you sign a listing agreement. Verify the qualifying broker, fees, minimums and scope of service. Eaton has not confirmed an Alabama receiving broker.

Does a low-commission plan require me to pay the buyer’s agent?

No preset buyer-agent commission is required. A seller may choose whether to offer buyer-broker compensation or negotiate other concessions under the terms of the transaction.
