Is the 1% plan full service?
Yes. It includes seller representation, MLS exposure, showing coordination, buyer-agent communication, offer review, negotiation support and contract-to-close guidance. The listing fee is paid only if the property sells.
What is included in the $499 FSBO Plus plan?
The $499 FSBO Plus option is MLS listing input without seller representation or transaction management. The seller handles calls, showings, offers, negotiations, contracts, title and closing. The $499 FSBO Plus fee is due after the listing is live in the MLS and the seller has reviewed it. The fee is non-refundable once paid.
Which Southwest Florida areas do you cover?
This regional page covers eligible seller properties across Naples, Fort Myers, Cape Coral, Bonita Springs, Estero, Marco Island, Sanibel, Fort Myers Beach and surrounding Collier and Lee County communities, subject to property location and applicable MLS requirements.
Do you have a separate Fort Myers page?
Yes. The dedicated Fort Myers page provides deeper local information for Fort Myers and nearby Lee County sellers. This Naples–Fort Myers page is the broader Southwest Florida regional hub.
Do you list Southwest Florida condos?
Yes. Condo sellers should provide current association fees, restrictions, approval requirements, assessments, parking and access information, rental rules and other relevant building or association details.
Can you list waterfront, canal or boating property?
Yes. Sellers should provide accurate known information about water access, docks, lifts, seawalls, bridges, Gulf access, flood or elevation information and other relevant waterfront features when applicable.
Can seasonal owners or second-home sellers handle the listing remotely?
Much of the listing setup can be handled by phone, email and electronic documents. A reliable property-access method and clear showing instructions should be established before the property goes live.
Are professional photographs included?
Professional photography is optional rather than bundled into the listing fee. Sellers may provide their own current photos, or Eaton can coordinate professional photography for $199 as an optional add-on with FSBO Plus and 1% Full Service only.
Is buyer-agent compensation included in the 1%?
No. Buyer-agent compensation, if offered, is separate from Eaton Real Estate Company’s listing-side fee and is chosen by the seller.
