When is each listing fee paid?
The 1% Full-Service listing-side fee is due at closing only if the property sells. The $499 FSBO Plus fee is due when instructed under the signed agreement and becomes non-refundable once the listing is live.
Who provides the listing photos and property access?
Seller provides listing photographs unless optional professional photography is selected. Seller also provides the agreed property access. Under the 1% plan, Eaton coordinates showing requests.
Is buyer-agent compensation included?
No. Buyer-agent compensation, if offered, is separate from Eaton’s listing-side fee and is chosen by the seller.
Can I move from MLS-only to the 1% Full-Service plan?
Yes. If you begin with the $499 FSBO Plus service and later want seller representation, ask about moving to the 1% Full-Service plan.
