COMMON QUESTIONS
What sellers want to know
How do Eaton's 1% direct and 1% partner listings differ?
In Texas and Florida, Eaton directly provides broker representation for a 1% listing-side fee with no minimum, payable at closing only if sold. Elsewhere, a 1% full-service listing may be available only in markets with confirmed independent local brokerage partners. The local brokerage signs the listing agreement, sets service terms and must accept the property in writing.
Does the nationwide directory mean a local agent is available everywhere?
No. The pages are local market resources and allow nationwide inquiries. The availability of a participating broker and the specific fee must be confirmed for each property.
What is included in Eaton's 1% direct service?
Eaton coordinates pricing, MLS exposure, showing requests, buyer-agent communication, offer negotiation and contract-to-close work remotely. Sellers provide photographs and physical access unless otherwise agreed in writing.
Can I choose whether to pay a buyer's agent?
Yes. Any buyer-agent compensation or concessions are negotiated separately and remain the seller's choice. There is no required buyer-agent rate.
Does submitting the form cost anything or obligate me to list?
No. An inquiry is free and does not constitute a listing agreement. You can review the proposed services and compensation before deciding whether to proceed.
Is the listing commission negotiable?
Yes. All real estate commissions are negotiable. A local brokerage confirms its fee, minimums and included services with you in writing.
