Augusta 1.5% Listing Fee Target | Low-Commission Realtors

Selling in the Augusta area? Ask Eaton about our 1.5% listing-side commission target and whether an independent licensed Georgia broker can offer it for your property. Review the exact rate and services before you sign.
Buyer-agent compensation is separate and negotiated at the seller’s discretion. No obligation to inquire.
A simple way to compare your listing fee
- Send your address. Tell us the property location and approximate price.
- Review the quote. We check partner brokerage participation and request the written listing-side fee, any minimum and included services.
- Choose what works. The local broker handles Georgia representation; you separately decide on any buyer-agent compensation.
An Augusta-area listing is not one uniform market
Augusta-Richmond County: Check recent nearby closings and the particular housing type before assuming a citywide commission headline shows the full cost. Renovated downtown-area houses, mid-century detached homes and investor-owned properties can require very different photo sets, condition narratives and buyer qualification processes. For zoning and parcel research, the consolidated government offers Augusta GIS and a public property-search application.
Columbia County suburbs: Evans, Martinez and Grovetown are often included in broad Augusta-area searches but are not interchangeable with Richmond County housing. Compare tract or subdivision-level closed sales, HOA documentation, age of the property, new-construction incentives and lot characteristics. For exact parcel data see Columbia County GIS, not a generic Augusta address lookup.
Cross-border search behavior: North Augusta is in South Carolina; buyers may search the same broad metro area, but a Georgia listing brokerage should not imply that a Georgia license alone authorizes South Carolina real estate brokerage work. Confirm which state and local jurisdiction govern every listed property.
Property records, flood maps and condition questions
Some Richmond County parcels have floodplain considerations. Augusta’s Floodplain Management page directs owners to official FEMA maps and local records, and Augusta Maps includes zoning and flood layers. Flood insurance and repair implications must be checked at the parcel, not assigned to an entire neighborhood based on a marketing label.
For older houses, disclose known condition issues accurately, assemble maintenance documents, and ask the listing agent what must be handled before photographs or a first showing. Investors purchasing as-is and owner-occupants needing lending/inspection assurances may evaluate offers quite differently.
Listing-side commission math, with minimum-fee examples
On an illustrative $265,000 Augusta sale, 1.5% listing-side commission is $3,975, compared with $6,625 at a hypothetical 2.5%: a $2,650 difference. The broker’s written fee, minimums and included services control; these figures are not an available rate guarantee or local commission standard.
For a hypothetical $170,000 sale, 1.5% is $2,550. With an illustrative $3,000 minimum, the fee would instead be $3,000 (about 1.76%). Any real minimum must be quoted by a participating Georgia brokerage. Buyer-agent compensation, loan payoff, repairs and closing costs are separate.
Six questions to ask an Augusta discount listing broker
- Define the actual market. Ask for separate comparable sales in the correct county, subdivision, school assignment (if verified), age and property category.
- Inspect the commission agreement. Get minimums, any unrepresented-buyer charge, cancellation provisions and upfront marketing fees in writing.
- Identify the appointed agent. Who takes buyer calls, provides access coordination and handles due-diligence deadlines?
- Review presentation and data. Are professional photography, accurate MLS entry and national portal syndication part of the price?
- Plan for the audience. Differentiate owner-occupants, relocation buyers, investor bids and financed offers without pretending that any one category guarantees a certain sale price.
- Verify licensed authority. Check the Georgia broker with the Georgia Real Estate Commission license lookup.
How to evaluate discount alternatives
National services such as Clever or Redfin should be compared on their actual Augusta-area agent roster and written local pricing. Georgia franchise options also exist within 1 Percent Lists’ official location directory, including a CSRA office across the state line in North Augusta, South Carolina; verify that the particular listing would be handled by a properly licensed Georgia broker and the office actually serves your ZIP code. A percentage offer elsewhere is not a universal Augusta offer.
Augusta seller FAQs
Does living near Fort Eisenhower guarantee a quicker sale? No. Relocation and military-associated buyer demand are relevant topics for a local CMA, but no single employer or event guarantees timing or price. Ask for recent comparable transactions and current active inventory.
Are Masters-week rentals relevant to my resale listing? They can matter to a property’s potential use, but short-term rental income and legality require property-specific verification. Do not price every Augusta property as if tournament-week demand were permanent.
Is buyer-agent compensation predetermined? No. The seller may negotiate whether to pay any buyer-agent fee or concessions. Such amounts are separate from the listing-side fee.
Can Eaton list my Augusta home today? No. Its direct licensed service is limited to Florida and Texas; any future Georgia referral would involve an independently licensed local brokerage, written consent and appropriate disclosures.
Georgia referral rules and written disclosures
Georgia Rule 520-1-.07(7) permits a properly licensed out-of-state broker to receive commission sharing for a referral, not to act as the Georgia listing broker without separate authority. Georgia Real Estate Commission referral guidance addresses written permission and disclosure. For statewide fee comparison, visit the Georgia discount-realtor guide.
