Las Vegas seller guide

Real estate is local. Your home deserves a local strategy.

The Las Vegas Valley includes condo towers, planned communities and suburban houses with very different fees, amenities and buyer needs.

Summerlin

Homes in planned communities should be compared on village location, upgrades, pools, HOA fees and community amenities.

Henderson & Green Valley

Newer homes, established neighborhoods and gated communities vary by school zone, property type, layout and available inventory.

North Las Vegas

Single-family resale values can be affected by proximity to new developments, builder incentives, yard size and property condition.

Central Las Vegas & condos

Urban and high-rise condos need building-level comparisons for dues, reserves, parking, rental policies and special assessments.

Price and prepare with confidence

What Las Vegas sellers should know.

01

Use meaningful comparable sales.

Las Vegas sellers may face competition from newer construction and incentive-driven builders. HOAs, community costs, pools and solar arrangements can alter the estimated net and buyers’ monthly expenses.

02

Get your property details ready.

For an HOA-governed property, ask about required resale packages and disclosures. Identify solar contracts, pool maintenance records and permitted improvements, and compare builder concessions before setting the asking price.

03

Compare the complete selling cost.

Confirm who will handle marketing, inquiries, showings, offers and closing coordination. Check any administration charges, minimum fees, seller obligations and cancellation provisions alongside the commission.

Las Vegas seller intelligence

Comparing low-commission Realtors across Las Vegas

A Henderson home with a pool, a Summerlin residence in a planned development and a Strip-area condominium should not be marketed with one standard playbook. Las Vegas sellers need property-specific comparable sales and clarity on the actual written commission, responsibilities and costs.

Summerlin HOA and master-plan charges

Some planned Las Vegas communities have HOA fees, assessments and resale package requirements. Confirm the actual obligations for your address and whether the listing broker helps gather the documents. Buyers compare monthly carrying costs as well as finishes, lot size, garage and outdoor amenities.

Henderson and Green Valley comparisons

Properties in Henderson, Green Valley and neighboring communities compete with different subdivision layouts, ages and amenities. A current builder incentive or nearby new development may affect the effective comparable price. Ask for recent closed sales and active alternatives that appeal to the same buyers.

Pools, solar and desert maintenance

Pool records, HVAC condition, sun-exposure issues and owned-versus-financed solar equipment may matter to purchasers. Gather documents before listing so the property’s description does not overstate warranties, energy savings or transferable ownership rights.

Condo and investor-oriented listings

Downtown and high-rise condominiums may have association charges, rental restrictions and building-level competition. Ask how the listing brokerage will handle questions about those specific terms. Compare the complete seller net rather than assuming the proposed 1.5% rate includes buyer-agent compensation or all building costs.

Research the property’s public records

The county’s official assessor pages offer searches by address, parcel or subdivision. Assessments and recorded maps should be verified against the actual property and are not a guaranteed market-price estimate. Clark County Assessor real property records.

Good questions, clear answers

Las Vegas seller FAQs

What does the 1.5% listing-side fee cover?

1.5% is the target listing-side commission for participating independent Nevada-licensed brokerages. The exact fee, services, any minimum and cancellation conditions must be specified by the local brokerage in writing.

Is 1.5% guaranteed in Las Vegas?

No. The rate is a target, and each proposed listing depends on a properly licensed independent local brokerage accepting your property and agreeing to the written terms. This page does not guarantee coverage or a rate.

Who represents me in Nevada?

Any actual listing and representation would be provided by an independent brokerage properly licensed in Nevada. Eaton Real Estate Company directly brokers properties in Florida and Texas, not Nevada.

Does 1.5% include buyer-agent compensation?

No. The proposed 1.5% listing-side rate is separate. Any buyer-agent compensation or seller concessions are separately negotiated and are the seller’s choice. Other closing costs may apply.

Can Summerlin, Henderson or North Las Vegas sellers ask about the offer?

These communities can be submitted for consideration, but 1.5% and the agreed service terms depend on a participating Nevada-licensed brokerage’s acceptance.
