Real estate is local
From city condos to suburban homes, pricing and marketing should reflect the property—not just the metro average.
South Loop, River North, Streeterville and Gold Coast sales need careful comparisons for assessments, parking, reserves and building-specific amenities.
Lincoln Square, Lake View, Edgewater and Ravenswood homes compete across different housing styles, school boundaries, transit access and condition.
In Logan Square, Avondale and beyond, rental status, legal unit count, leases, taxes and improvements can change the buyer pool.
From Evanston and Oak Park to Naperville, local inventory, tax burdens, schools and commuter access affect how sellers position their home.
Chicago listing intelligence
For Chicago sellers, the cheapest advertised fee is not automatically the strongest listing plan. A Streeterville condo, an Avondale two-flat and a bungalow in Portage Park need different comparable sales, showing arrangements and documentation. Compare what each Illinois-licensed listing brokerage actually handles, along with the final written rate and any minimum.
For a downtown or lakefront unit, compare recently closed sales in the same building before using a broad neighborhood median. Ask who orders or assembles association materials and how current assessments, reserves, parking ownership and rental restrictions will be explained to buyers. A lower commission does little good if the listing misstates monthly carrying costs.
For a Logan Square or North Side two-flat, buyers may examine legal unit count, rental income, leases, tenant access and building systems. Verify property information before marketing it as a particular unit configuration. Ask the listing brokerage how it will manage occupied-property showings without promising access that tenants have not agreed to.
Oak Park, Evanston and Naperville should not be priced from the same set of Chicago city comparables. School boundaries, municipality-specific taxes, transit access and housing age can materially change the alternatives available to buyers. Require recent closed comparables from the proper micro-market and a clear explanation of adjustments.
Request a written breakdown of photography, MLS distribution, buyer-agent inquiries, showing coordination, feedback, negotiation, contract deadlines and cancellation terms. Compare the total listing-side fee at your expected price, including any minimum. Any buyer-agent compensation remains a separate seller decision; it is not included in the 1.5% target.

Good questions, clear answers

No. The 1.5% rate is a target, subject to a participating Illinois brokerage accepting your property and agreeing to the rate. It is not a guaranteed quote or promise of coverage.
No specific buyer-agent compensation is required. Any buyer-broker compensation is separate from the listing-side fee, negotiable and determined by the seller. Other closing expenses may apply.
If your inquiry results in a listing, your agreement and real estate representation will be with a separately licensed independent Illinois brokerage. Eaton’s direct 1% brokerage operates in Florida and Texas, not Illinois.
Yes. Property types and locations may be submitted for consideration. Eligibility, brokerage availability and the final fee depend on the particular home and participating brokerage.
