Buyer-agent compensation is separate, negotiable and chosen by the seller. Your MLS listing fee is not the total cost of selling. Title and closing charges, taxes, loan payoff, concessions and other transaction expenses are separate.

What you prepare before your Florida listing goes live

  1. Send the address and choose a plan. Eaton confirms the applicable MLS and listing requirements for the property.
  2. Provide accurate details. Supply your asking price, property facts, photographs and contact/access instructions. For condos or HOA properties, gather the association details and available documents buyers may request.
  3. Complete the listing paperwork. Review your service scope and sign the agreement. MLS Basic payment is due at this stage, before MLS preparation.
  4. Review your listing. Check the price, photos, property details and showing instructions. FSBO Plus sellers review the live MLS listing before payment under the signed agreement.
  5. Manage the sale and report changes. Respond to inquiries, arrange access and keep Eaton informed of listing updates, accepted offers and closing so the MLS status can be maintained under applicable rules.

With MLS Basic, gather related edits into a clear request: two listing-change requests are included, and each additional request is $25. FSBO Plus includes unlimited reasonable listing changes.

Florida MLS coverage follows the property address

Florida has regional MLS systems, rather than one single statewide database. An Orlando property and a Miami property may use different listing systems. Eaton confirms the applicable MLS before preparation; photo limits and website distribution depend on the MLS and the websites receiving its data.

For example, Orlando and much of Central Florida use Stellar MLS. Southwest Florida, South Florida, Northeast Florida and Panhandle properties require their own location checks. An MLS listing does not guarantee a particular website placement, showing count or sale.

Compare the complete fee, not just the headline price

Before choosing any flat-fee MLS company, ask about photo limits, change fees, listing length, support, cancellation terms, optional services, payment timing and any additional fee at closing. Confirm who will answer inquiries and who is responsible for offers and contracts.

Provider packages vary. For reference, review Houzeo’s Florida package details and Homecoin’s Orlando offering directly. Those are separate companies; their current terms should be checked with the provider before signing.

A practical way to choose

MLS Basic fits a seller who has usable photos, needs few changes and is comfortable managing the transaction. FSBO Plus fits a seller who still wants control but needs a larger photo allowance, ongoing reasonable updates and phone support. Full Service fits a seller who wants representation for pricing, negotiation and closing.

Want to move from DIY to seller representation? Eaton’s 1% Full Service includes CMA/pricing guidance, MLS setup and listing management, buyer-agent communication, showing coordination and feedback, offer review and negotiation, and contract-to-close, title and closing coordination.

The listing-side fee is paid at closing only if sold. Cancel for $0, subject to the signed agreement. Professional photography is an optional $199 add-on and an Eaton yard sign is an optional $99 add-on.

Contact Eaton before changing service levels. Upgrade terms, including any treatment of a previously paid fee, must be confirmed in the signed agreement.

What does a flat fee MLS listing include in Florida?

Eaton offers two seller-managed plans. $99 MLS Basic includes a six-month listing, up to 10 seller-supplied photos, two listing-change requests and email support. $499 FSBO Plus includes a six-month listing, the maximum MLS photo allowance, unlimited reasonable changes, phone/email support and sales-document resources.

Does either flat-fee plan include pricing advice or a CMA?

No. Neither $99 MLS Basic nor $499 FSBO Plus includes CMA or pricing guidance. You choose the asking price. Choose 1% Full Service when you want pricing guidance and seller representation.

When do I pay the listing fee?

For $99 MLS Basic, payment is after signing and before MLS preparation. For $499 FSBO Plus, you review the live MLS listing before payment, subject to the signed agreement. The 1% Full Service listing-side fee is paid at closing only if sold.

Who answers calls, arranges showings and negotiates?

With either flat-fee plan, the seller handles pricing, inquiries, property access, showings, offers, negotiation, contracts, title and closing. FSBO Plus support and document resources do not include negotiation or transaction management.

Can I order professional photos or an Eaton yard sign?

Professional photography is an optional $199 add-on and an Eaton yard sign is an optional $99 add-on with $499 FSBO Plus and 1% Full Service. Neither add-on is offered with $99 MLS Basic; Basic sellers supply their own photos.

Is buyer-agent compensation part of the flat fee?

No. Buyer-agent compensation is separate, negotiable and chosen by the seller. The listing fee also does not include other selling expenses such as title charges, taxes, loan payoff, repairs or concessions.

Can I upgrade to 1% Full Service?

Yes. Contact Eaton to request seller representation. Confirm and sign the applicable service-change terms before relying on pricing, negotiation or contract-to-close assistance. Any treatment of a previously paid fee must be confirmed in the signed agreement.

Is there one MLS for all of Florida?

No. MLS coverage follows regional service areas. Send the property address so Eaton can confirm the applicable MLS and listing requirements. Website distribution, photo limits and required listing fields can vary by MLS and receiving website.
