Miami market & MLS facts

Condo and single-family sellers are in different markets.

Miami-Dade pricing and inventory vary sharply by property type, so the right launch strategy depends on what you are selling.

Single-family homes

MIAMI REALTORS® + RWorld reported a $680,000 Miami-Dade single-family median sale price in August 2026, 4.9 months of supply and a 95% median share of original list price received.

Condominiums

Existing condos had 12.1 months of supply in August 2026, with a 94% median share of original list price received. That is a much more buyer-favorable inventory picture than single-family homes.

Cash and timing matter

Cash represented 37.8% of Miami-Dade closed sales in August 2026. Median time from listing to contract was 40 days for single-family homes and 66 days for condos.

For Miami-area properties, Eaton confirms the applicable MLS and service availability for the property address and listing agreement. See also September 2026 Miami-Dade seller-cost data for association figures and listing-fee examples.

Verified Miami brokerage activity

Real Eaton sales in Miami.

We prefer address-level proof over generic claims. Eaton's public brokerage activity archive documents these two Miami sales. They demonstrate seller-side transactions, not a guaranteed sale price, commission or result. For a further independently verified Miami-Dade example, see the Surfside closing at 8900 Harding Avenue, sold June 12, 2026 for $1,275,000 (public MLS-derived sale and seller-agent record).

Miami seller preparation

A clear plan for your condo or home.

Property-specific pricing, accurate details and organized access help buyers understand what you’re offering.

Price the right features.

Compare homes in the same Miami-Dade neighborhood or condos within the same building when practical. Account for condition, floor level, views, parking, renovations, HOA expenses, insurance considerations and waterfront access.

Prepare the details.

Gather applicable condominium association fees, known or pending assessments, available building inspection and reserve documents, parking assignments, rental restrictions, upgrades and inclusions so buyers receive accurate information before submitting offers.

Plan the presentation.

Provide clear photos and access instructions, including building entry, showing hours and any appointment requirements.

Questions, answered

Miami seller FAQs

Is this page only for Miami condos?

No. Eaton Real Estate Company can help with condos, single-family homes, townhomes, waterfront property, luxury homes, second homes, and investment listings across the greater Miami area.

What is the difference between the 1% plan and the $499 FSBO Plus plan?

The 1% plan includes full-service listing representation with broker support, showing coordination, offer help, negotiation support, and contract-to-close guidance. The $499 FSBO Plus plan is limited service for sellers who want MLS exposure and plan to manage calls, showings, offers, contracts, and title coordination themselves.

Is the 1% listing fee paid upfront?

No. The 1% Full-Service listing-side fee is due at closing only if the property sells. The $499 FSBO Plus fee is due when instructed under the signed agreement and becomes non-refundable once the listing is live.

Can this work for luxury or waterfront Miami listings?

Yes. The 1% Full-Service option is usually the stronger fit for sellers who want support with higher-end, waterfront, luxury, or more complex Miami listings.

Can the listing process be handled online and by phone?

Yes. Most of the listing process can be handled online and by phone, including property details, photos, paperwork, pricing conversations, and listing preparation.

Who chooses the buyer-agent compensation?

The seller chooses whether to offer buyer-agent compensation and what amount to offer. Buyer-agent compensation, if offered, is separate from the 1% listing-side fee. Compare different proposed amounts alongside your mortgage payoff and estimated closing expenses in the seller net proceeds calculator.

Is the $499 flat fee MLS plan full-service representation?

No. FSBO Plus is seller-managed, with a 6-month term, maximum MLS photos, unlimited reasonable changes, phone/email support and document resources. It excludes CMA/pricing guidance, negotiation and contract-to-close management.

Compare the fee at your expected sale price

On an illustrative $500,000 sale, a 1% listing-side fee is $5,000 versus $15,000 at a hypothetical 3% listing-side fee. This is not a market-average claim, an all-in closing-cost estimate or a confirmed partner quote. Actual services, minimums and other charges depend on the written offer.

Review these points before choosing

  1. Confirm the licensed brokerage that will represent you.
  2. Ask who handles photography, property access, marketing, showings and negotiations.
  3. Review the total listing fee, minimum, payment timing and cancellation terms in writing.
  4. Consider buyer-agent compensation, concessions and other closing costs separately.
