East End, Second Ward, EaDo & Magnolia Park
East-of-Downtown seller markets combine established neighborhoods, older homes, industrial-residential edges, townhomes and new infill. Sellers should identify the actual neighborhood and property type rather than using “Downtown” as a catch-all.

Is Eaton's Houston 1% plan actually full service?
Yes. The 1% option includes seller representation, MLS exposure, showing coordination, buyer-agent communication, offer review, negotiation help and contract-to-close guidance.
What is the difference between 1% Full-Service and $500 MLS-Only?
The 1% plan includes brokerage representation throughout the sale. The $500 plan is limited-service MLS entry: the seller manages inquiries, showings, offers, negotiations, contracts, title and closing.
Who handles Houston showings and offers?
Local buyer agents generally show the property to their clients. Under the 1% plan, Eaton coordinates requests and helps review and negotiate offers. Under the $500 plan, the seller handles those responsibilities.
Are professional listing photos included?
Professional photography is not bundled into the 1% or $500 fee. Sellers may provide their own listing photos, hire the photographer they prefer, or choose Eaton's optional professional photography service starting at $199.
Is buyer-agent compensation included in Eaton's 1% fee?
No. Eaton's 1% is the listing-side fee. Buyer-agent compensation, if offered, is separate, negotiable and chosen by the seller.
How much is a 1% listing fee on a $500,000 Houston sale?
A 1% listing-side fee on a $500,000 sale is $5,000. A hypothetical 2.5% listing-side fee would be $12,500, a $7,500 listing-side difference. Buyer-agent compensation and other transaction expenses are separate.
Does Eaton cover Houston neighborhoods outside the Inner Loop?
Yes. Eligible Houston residential properties can be served across the city, subject to the property and applicable MLS requirements. Dedicated North Houston, West Houston and Gulf Coast pages provide deeper coverage for those regional markets.
