Compare the fee at your expected sale price

On an illustrative $500,000 sale, a 1% listing-side fee is $5,000. These are listing-side calculations, not all-in closing costs or confirmed partner quotes. Minimums and other charges may change a written offer.

Review these points before choosing

  1. Confirm the licensed brokerage that will represent you.
  2. Ask who handles photography, property access, marketing, showings and negotiations.
  3. Review the total listing fee, minimum, payment timing and cancellation terms in writing.
  4. Consider buyer-agent compensation, concessions and other closing costs separately.

Cibolo seller strategy

Price against the homes your buyer will actually compare.

A resale in an established Cibolo neighborhood and a newer community home may compete for different buyers. The best comparable set usually starts inside the same or directly competing subdivision and accounts for builder incentives, upgrades, HOA costs and condition.

Subdivision-level comps

Start with the same or directly competing community before widening the search.

Builder competition

Compare nearby new-home inventory and incentives before setting the resale price.

HOA and community costs

Have current dues, restrictions and amenity information ready for buyers.

Commute positioning

I-35 access can broaden the buyer pool, but pricing still needs property-level support.

Upgrade documentation

List meaningful interior, exterior and system improvements with dates.

Offer quality

Compare financing, option period, appraisal exposure, concessions and closing timing.

Before the MLS goes live

  • Review same-community sales
  • Check builder inventory and incentives
  • Confirm HOA information
  • Document upgrades and systems
  • Prepare simple showing access
  • Set negotiation priorities
