How Much Does It Cost to Sell a House in Orlando, Florida?
The real answer is not one blanket percentage. Orlando sellers may encounter a negotiable listing fee, Florida documentary stamp tax, title and closing charges, prorated property taxes, association costs, negotiated concessions and property-preparation expenses. Your mortgage payoff then reduces the cash you receive at closing.
Not Every Orlando Selling Expense Works the Same Way
One reason online “cost to sell” estimates can be misleading is that they mix very different expenses into a single percentage. A better seller estimate separates costs into four buckets: formula-based costs, negotiable costs, contract-dependent costs, and optional/property-specific costs.
Listing-side compensation
Brokerage compensation is negotiable and is not set by Florida law. Eaton's 1% Full-Service plan charges a 1% listing-side fee if the home sells.
NegotiableDocumentary stamp tax on the deed
For an Orlando sale, Florida's deed documentary stamp rate is $0.70 per $100, or portion thereof, of consideration. On a $500,000 sale, that is approximately $3,500.
Set by statute/formulaTitle insurance and settlement charges
Florida establishes title-insurance premium rates by rule, but responsibility for particular title and closing charges depends on the contract and transaction. Reissue rates may apply when the requirements are met.
Contract-dependentProrated property taxes
Property taxes are generally adjusted between buyer and seller according to the closing date and contract. The actual seller proration depends on the property's tax bill and timing.
Property-specificBuyer-broker compensation or concessions
Any buyer-broker compensation and seller concessions should be evaluated separately from the listing fee. They are not automatically included in Eaton's 1% listing-side fee.
NegotiableRepairs, cleaning, staging and preparation
These are not fixed transaction charges. Some Orlando homes need almost nothing before listing; others benefit from repairs, landscaping, cleaning or presentation work.
Optional / property-specificWhat Are the Most Predictable Orlando Seller Costs?
| Potential seller item | How it is determined | $500,000 illustration |
|---|---|---|
| Eaton 1% listing-side fee | 1% of sale price if sold | $5,000 |
| Florida deed documentary stamp tax | $0.70 per $100 or portion thereof outside Miami-Dade | About $3,500 |
| Owner's title policy | If seller is responsible under the contract; Florida base premium rates apply, and a lower reissue rate may apply when qualified | Original-rate base premium would be about $2,575 if applicable |
| Property-tax proration | Depends on tax bill and closing date | Varies |
| Buyer-broker compensation | Separate and negotiable, if agreed | Varies |
| Seller concessions / repairs | Depends on property and negotiation | Varies |
| HOA / condo / estoppel-related items | Depends on property and association | Varies |
| Mortgage payoff | Your lender's payoff statement | Loan-specific |
The title-policy example uses Florida's original owner's policy base rate: $5.75 per $1,000 for the first $100,000 and $5.00 per $1,000 from $100,000 through $1 million. If a prior owner's policy qualifies for reissue pricing, the premium may be lower. Other title/settlement fees can still apply.
What Might the Known Costs Look Like on a $500,000 Orlando Sale?
A responsible seller estimate should not pretend to know every future concession, repair, tax adjustment or contract term. But we can separate the costs that are easier to calculate.

*Title is shown only as an illustration if the seller is responsible for the owner's policy and the original base rate applies. It is not a statement that every Orlando seller will pay this amount. Property-tax proration, closing services, association items, buyer-broker compensation, concessions, repairs and mortgage payoff are not included in these three figures.

Estimate What You Could Walk Away With
Florida deed documentary stamp tax is calculated automatically at $0.70 per $100 for this Orlando illustration.
*“Entered seller costs” includes the listing-side fee, any buyer-broker percentage entered, deed documentary stamps, tax proration, title/closing amount and other costs entered. Mortgage payoff is deducted separately. This tool is an estimate only and does not replace a title-company or closing-agent net sheet.
