Land seller services

Selling land requires more than putting a pin on a map.

Lots, acreage and development-oriented parcels need accurate parcel facts, access information, buyer-focused presentation and a marketing plan built for land—not a recycled home listing.

Lots, acreage and land sales

Land buyers ask different questions than home buyers.

A vacant parcel cannot rely on countertops, staging and interior photography. The listing needs to make the land understandable: location, access, dimensions, utilities, restrictions, flood considerations, zoning/use information and the documents a serious buyer will ask for.

Parcel facts

County/parcel identification, acreage, road access, frontage and survey information should be easy to find and consistent across the MLS and marketing.

Use and constraints

Zoning, deed restrictions, utilities, septic/well expectations, flood information and known easements can materially change the buyer pool.

Buyer positioning

Residential lot, acreage, recreational land, infill parcel or development-oriented tract—each deserves different copy, photos and outreach.

Land listing package

Make a remote buyer understand the parcel quickly.

  • Parcel map and clear location references.
  • Street/frontage and access description.
  • Aerial and ground-level imagery when available.
  • Known utility and service information.
  • Survey, plat or relevant documents when available.
  • Accurate directions and showing/access instructions.

Large land assignment?

If you have multiple lots, subdivision inventory or several parcels, ask about a standardized intake and custom pricing. The goal is to keep data consistent across every listing while preserving parcel-specific facts.

Have a larger or unusual property assignment?

Send the property or portfolio details. If Eaton is a fit, we can discuss scope, timing, marketing, access, reporting and pricing before you commit.
