Commercial and multifamily sellers

Market the property and the economics behind it.

Income-producing and larger assets need a buyer-ready fact pattern around occupancy, leases, expenses, condition and deal structure—not just residential-style marketing.

Income property and larger assets

Commercial and multifamily buyers underwrite the deal, not just the building.

For an income-producing property, the marketing package needs more than an address and photos. A serious buyer may want occupancy, lease terms, rent information, operating expenses, capital improvements and a clean explanation of what is—and is not—included in the sale.

Multifamily

Small apartment assets, duplex-to-multifamily portfolios and other income property may require rent/lease data, unit mix and expense context alongside the physical property.

Commercial property

Retail, office, mixed-use or other commercial assignments should be scoped around the asset, occupancy and likely buyer pool before marketing begins.

Portfolio disposition

Multiple assets require a launch sequence, consistent data, clear decision authority and a process for comparing offers across properties.

What a buyer may ask for

Prepare the diligence package before the questions arrive.

  • Current occupancy and lease information.
  • Rent roll or income summary when applicable.
  • Operating-expense information supplied by ownership.
  • Property condition, recent capital work and known deferred maintenance.
  • Survey, site plan, leases or other relevant documents when available.
  • Clear contact and access rules for occupied property.
Scope first: commercial assignments vary widely. We will review the property and market before representing that Eaton is the right brokerage for the job. For tax, securities, legal or investment analysis, use the appropriate advisers.

Have a larger or unusual property assignment?
