Compare the starting fee and the workload
These are options to investigate, not an independent ranking. Eaton publishes this guide and offers competing services. Competitor prices below are advertised entry prices; confirm the actual MLS, address eligibility and current written package.
| Option | Listing fee | What to compare |
|---|---|---|
| Eaton MLS Basic | $99 | Ten photos; two included changes; email support; seller-managed. |
| Eaton FSBO Plus | $499 | Maximum MLS photos; unlimited reasonable changes; forms and phone/email support; seller-managed. |
| Eaton represented service | 1% at closing | No minimum; broker help from pricing through closing; owner supplies photos and access. |
| Beycome | $99 advertised Basic | Confirm local MLS eligibility and package terms. |
| homecoin | $149 advertised | Prices vary by MLS/location; confirm the address quote. |
Ask every provider about any closing fee, required add-on, cancellation charge, renewal or paid revision. Compare the total package you need. A listing-input plan and represented brokerage service involve different responsibilities.
North Texas seller preparation
Before listing your Plano property
Start with reliable improvement details
A Plano seller preparing an updated home should collect the records available for major work and confirm the actual parcel. Collin CAD is a reference for applicable parcels; check the correct county source for your address. Neither the record nor an old listing settles the market value.
Explain the layout rather than repeating views
Choose photos that show the main living spaces, bedrooms and material upgrades. If the property has several living areas or a substantial outdoor setup, decide whether ten photos tell the full story. The package should fit your property, not force an incomplete presentation.
Compare management, not just exposure
Both MLS-only and represented options can provide a listing. The difference is who advises on pricing, handles offers and follows the transaction. If that work is what you need help with, a cheaper input-only fee does not replace represented service.
What does a lower fee look like?
At a $400,000 sale price, Eaton’s 1% listing commission is $4,000. Compared with a hypothetical 3% listing quote of $12,000, that is an $8,000 difference in listing-side compensation. Rates are negotiable; 3% is an illustration, not a required or universal rate.
The $99 and $499 packages cost less because you take responsibility for pricing, buyer inquiries, showings, negotiations and transaction management. Choose by the help you need, not the fee alone.

Questions before you list
Will Eaton personally show the property?
The 1% plan includes coordination of showing requests, not routine accompanied showings by Eaton. You provide physical access unless a different arrangement is agreed. With a seller-managed plan, you handle showing arrangements.
Are professional photos included?
No. You supply current photos you have the right to use. Eaton’s current optional photography offering is $199 for FSBO Plus and 1% listings, subject to availability; it is not an MLS Basic add-on. Confirm arrangements before ordering.
Is $99 my total cost to sell?
No. It is the MLS Basic listing fee. Additional listing changes after the two included requests are $25 each. Buyer-agent compensation, your closing costs and any separately agreed services are additional.
Which option fits if I need negotiation help?
Choose represented service if you want a broker to advise on pricing, review and negotiate offers, and coordinate the transaction. The two flat-fee options are seller-managed.
Can I decide after sending my address?
Yes. Start an inquiry, confirm MLS placement and compare written terms before choosing. No payment is collected in the initial inquiry form.
