North Texas seller preparation

Before listing your McKinney property

Separate house details from land details

For a McKinney property marketed with acreage, an accessory building or multiple structures, gather parcel records and any survey you have. Clarify which structures and parcels are included. Do not use the city name or a tax entry as proof of boundaries or permitted use.

Build a coherent photo set

A property with several buildings needs photos that help buyers understand how the spaces connect. Label the features accurately and avoid suggesting a separate rental or living use unless verified. A maximum-photo plan may fit better than ten images.

Choose the right negotiation support

Offers involving land, additional structures or unusual possession needs can raise more questions than a basic MLS entry resolves. A flat-fee listing does not include brokerage negotiation. Ask about represented service if you want help evaluating terms and coordinating the sale.

What does a lower fee look like?

At a $400,000 sale price, Eaton’s 1% listing commission is $4,000. Compared with a hypothetical 3% listing quote of $12,000, that is an $8,000 difference in listing-side compensation. Rates are negotiable; 3% is an illustration, not a required or universal rate.

The $99 and $499 packages cost less because you take responsibility for pricing, buyer inquiries, showings, negotiations and transaction management. Choose by the help you need, not the fee alone.

Questions before you list

Will Eaton personally show the property?

The 1% plan includes coordination of showing requests, not routine accompanied showings by Eaton. You provide physical access unless a different arrangement is agreed. With a seller-managed plan, you handle showing arrangements.

Are professional photos included?

No. You supply current photos you have the right to use. Eaton’s current optional photography offering is $199 for FSBO Plus and 1% listings, subject to availability; it is not an MLS Basic add-on. Confirm arrangements before ordering.

Is $99 my total cost to sell?

No. It is the MLS Basic listing fee. Additional listing changes after the two included requests are $25 each. Buyer-agent compensation, your closing costs and any separately agreed services are additional.

Which option fits if I need negotiation help?

Choose represented service if you want a broker to advise on pricing, review and negotiate offers, and coordinate the transaction. The two flat-fee options are seller-managed.

Can I decide after sending my address?

Yes. Start an inquiry, confirm MLS placement and compare written terms before choosing. No payment is collected in the initial inquiry form.
