Compare local agents and seller-managed MLS services by the work included and your total proposed fee.
Ask about on-site help, minimums, upfront charges, cancellation terms and additional fees.
On an illustrative $500,000 sale, a 1% listing-side fee is $5,000. These are listing-side calculations, not all-in closing costs or confirmed partner quotes. Minimums and other charges may change a written offer.

Published by Eaton Real Estate Company to explain listing options. This is not an independent ranking or confirmation of local agent coverage. All commissions are negotiable; buyer-agent compensation, if offered, is separate.
Clint sits within El Paso County’s Lower Valley, where conventional homes and properties with agricultural surroundings require different marketing details. The right pricing approach follows the property, not the nearest large-city average.
Check your address first. Before paying for an El Paso-area flat-fee MLS plan, ask Eaton to confirm the applicable MLS and whether your property qualifies.
Texas broker representation, by phone and online. View Stephen Eaton’s broker profile and verified statewide listing and sales examples. These are not represented as sales in this specific El Paso-area community.
Clint’s historic relationship to farming and ranching means some buyers may ask about lot size, outbuildings, irrigation, road access or utilities. Not every property includes those features, and the listing should only describe what can be substantiated. Start with closed comparable sales that match the house and parcel type.
If the property is a standard neighborhood home, compete on condition, layout, updates, access and the nearest relevant listings. If it has a larger parcel, an appraisal or buyer may need stronger evidence for the land component. Avoid relying on distant Horizon City tract-home comparables without explaining the difference.
A remote broker can coordinate scheduling, negotiations and closing, but physical access remains the seller’s duty under Eaton’s discounted 1% plan. Sellers should prepare a reliable lockbox or local access contact before inviting buyers to tour.
Verify size, easements, road access, fences and any claimed water-related attributes before advertising.
Small-town homes, larger parcels and newer suburban homes should not be valued with one general formula.
Gather information on roof, cooling, foundations and any extra structures to avoid surprises late in the sale.
Local context · historical July 2026 figures
Clint listings can include conventional homes and properties with larger or agricultural surroundings. The townwide July asking-price median does not price irrigation, access, parcel use or an outbuilding. Those features have to be verified and supported by comparable sales.

We offer three different listing service levels. Decide whether you want broker representation or prefer to manage the sale yourself. Verify that the applicable MLS can accept your exact property before activating a listing.

A listing that makes its features easy to verify can minimize back-and-forth. Document the property’s condition honestly, confirm what stays in the sale, collect permits or warranties where available, and decide on inspection and move-out timing before accepting an offer.
Our discount model is by phone and online. Under 1% Full Service we coordinate requested showings, collect feedback, help review offers and assist through closing. You provide listing photos and a way to enter the home physically, such as an authorized lockbox or local contact. In-person showing access, contractors and property management are not included.

Only if the particular property has documented irrigation features or rights that can be verified. Avoid unsupported statements about water access.
Yes, if practical access, photos, documentation and closing logistics are arranged. Eaton coordinates the listing-side process online and by phone with the 1% plan.
Only when those homes are genuine alternatives for the same buyers. Local Clint transactions and similar property types should be considered first.
At a $300,000 closing price, a 1% listing-side commission would be $3,000. This excludes any separately agreed buyer-agent compensation and other closing costs.
No. Basic includes limited MLS entry and email support, not pricing guidance, showings, negotiation, forms, contracts or representation. Our 1% plan includes those brokerage services.
Provide the street address to Eaton before paying for MLS Basic or FSBO Plus. Listing eligibility depends on the property’s exact location and the applicable MLS and brokerage coverage.
Use the page closest to your property’s location, not a generic region-wide average. Each community has distinct competing inventory, property features and seller questions.
Send your property address and proposed price. We can discuss which plan fits and confirm the listing and MLS service available at that address before moving forward.
1% is Eaton Real Estate Company’s listing-side fee only. Other expenses can apply. Buyer-agent compensation, if offered, is separately negotiable. Listing and cancellation terms are subject to the written agreement; MLS availability is address-dependent.
