Outside Florida and Texas, request an independently licensed local brokerage where available.

Your choice
Compare local agents and seller-managed MLS services by the work included and your total proposed fee.
Ask about on-site help, minimums, upfront charges, cancellation terms and additional fees.
On an illustrative $500,000 sale, a 1% listing-side fee is $5,000. These are listing-side calculations, not all-in closing costs or confirmed partner quotes. Minimums and other charges may change a written offer.

Published by Eaton Real Estate Company to explain listing options. This is not an independent ranking or confirmation of local agent coverage. All commissions are negotiable; buyer-agent compensation, if offered, is separate.
Canutillo buyers may consider homes across the Upper Valley and northwest El Paso corridor. Sellers should make parcel, utility, access and property-type details clear, especially when the home is not a typical subdivision resale.
Check your address first. Before paying for an El Paso-area flat-fee MLS plan, ask Eaton to confirm the applicable MLS and whether your property qualifies.
Texas broker representation, by phone and online. View Stephen Eaton’s broker profile and verified statewide listing and sales examples. These are not represented as sales in this specific El Paso-area community.
Canutillo is a distinct El Paso County community rather than just another west-side subdivision. Some properties have different parcel dimensions, construction histories or site arrangements from more conventional neighborhood homes. A listing price should be supported by similar Canutillo or genuinely competitive nearby sales, not a distant luxury subdivision average.
Before describing acreage, irrigation access, outbuildings or utilities, check the records and the property itself. Do not market an assumed water right or buildable use without evidence. Accurate site details can be as important as interior finishes when buyers are comparing Upper Valley alternatives.
When listing a property that differs from the suburban norm, clear photos of the lot, drive, structures and mechanical systems help buyers understand what they are seeing. Practical showing access and realistic contract timelines matter whether the owner lives locally or elsewhere.
Use comparable homes with similar parcel utility, age and construction before reaching outside the immediate market.
Verify recorded parcel dimensions, easements, utility service and any relevant agreements that affect buyer use.
Photograph outdoor areas, parking and structures, then distinguish permanent improvements from movable items.
Local context · historical July 2026 figures
Canutillo’s historic asking-price median and marketing-time measure vary markedly from nearby El Paso data. With a relatively small listing pool, individual larger lots or atypical homes can heavily influence a citywide statistic. Do not apply this median to a conventional home without checking comparable sales.

These are listing asking prices and marketing-time or inventory indicators—not sale-price guarantees or a current comparative market analysis. Smaller local inventories can distort medians.
We offer three different listing service levels. Decide whether you want broker representation or prefer to manage the sale yourself. Verify that the applicable MLS can accept your exact property before activating a listing.

Check legal description and taxes; collect utility information; identify any outbuildings and their known permits; photograph boundaries and access; review title and survey documents if available; authorize a lockbox or trusted contact for showings.
A listing that makes its features easy to verify can minimize back-and-forth. Document the property’s condition honestly, confirm what stays in the sale, collect permits or warranties where available, and decide on inspection and move-out timing before accepting an offer.
Our discount model is by phone and online. Under 1% Full Service we coordinate requested showings, collect feedback, help review offers and assist through closing. You provide listing photos and a way to enter the home physically, such as an authorized lockbox or local contact. In-person showing access, contractors and property management are not included.

Not by a fixed amount. Its use, legal dimensions, access, conditions and comparable sales determine how buyers may value the site.
The areas interact, but a home’s exact location and features determine its most competitive comparables. Broad regional averages can miss meaningful differences.
Under the 1% listing plan, Eaton handles offer review, negotiation and contract-to-close coordination remotely. The seller manages the property’s physical access.
At a $300,000 closing price, a 1% listing-side commission would be $3,000. This excludes any separately agreed buyer-agent compensation and other closing costs.
No. Basic includes limited MLS entry and email support, not pricing guidance, showings, negotiation, forms, contracts or representation. Our 1% plan includes those brokerage services.
Provide the street address to Eaton before paying for MLS Basic or FSBO Plus. Listing eligibility depends on the property’s exact location and the applicable MLS and brokerage coverage.
Use the page closest to your property’s location, not a generic region-wide average. Each community has distinct competing inventory, property features and seller questions.
Send your property address and proposed price. We can discuss which plan fits and confirm the listing and MLS service available at that address before moving forward.
1% is Eaton Real Estate Company’s listing-side fee only. Other expenses can apply. Buyer-agent compensation, if offered, is separately negotiable. Listing and cancellation terms are subject to the written agreement; MLS availability is address-dependent.
