What owners should expect to provide
During onboarding we may request the information needed to take responsibility for the agreed management tasks. Depending on the property, that can include:
- Property address and ownership/contact information
- Current lease and tenant information if already occupied
- Property access, keys or entry instructions
- HOA or community rules that affect the tenancy
- Known maintenance issues and relevant vendor information
- Your normal repair authorization threshold
- Other property or tenancy records reasonably needed for the handoff
Submitting an inquiry by itself does not create a brokerage or management agreement.

You do not need to pay anything just to ask about management. The first step is a property review so we can confirm the home fits the current service area and management program.
No property-management setup fee and no need to prepay the monthly fee.
Property management is different from Eaton’s flat-fee MLS products. Do not use the $99, $299 or $499 public payment links to prepay property management.
What you may pay — and when
If Eaton sends you a specific payment instruction for an approved service or add-on, follow that instruction. Otherwise, do not send money before the applicable service is due.

Coverage is expanding deliberately so the management service stays practical and property-specific. Send the address even if you are near the edge of the current area and we can tell you whether it fits.
Questions landlords usually ask before signing
What is the monthly management fee?
The current long-term management program is 8% of rent collected. Final accounting terms are stated in the signed property-management agreement.
Is there a setup or onboarding fee?
The current program has a $0 setup fee. Property-specific third-party costs, if any, are separate and are governed by the agreement or owner approval.
Do you mark up maintenance invoices?
No maintenance markup is part of the current program. Owners remain responsible for the underlying third-party vendor and repair charges.
How are normal repairs approved?
The program uses an owner-defined normal repair approval limit. Emergency procedures and exceptions are addressed in the signed management agreement.
Can you take over a property that already has a tenant?
Possibly. Occupied-property takeovers may be available after review of the current lease, tenant/property information and the management handoff.
What if my property is vacant?
You can start with Tenant Placement. The placement fee is 50% of one month’s rent and is due when the tenant pays the first month’s rent. Ongoing management can then continue after move-in if included in the signed arrangement.
Do you manage Airbnb or vacation rentals?
No. Eaton’s current property-management program is for long-term residential rentals, not nightly or short-term vacation-rental operations.
Can I cancel management?
The Kissimmee-area program is designed around 30 days’ notice, subject to the signed agreement and any obligations that must be completed at termination. Always rely on the agreement you sign for the controlling terms.
Do I pay the 8% fee on your Secure Payments page?
Not as an upfront public payment. Property-management accounting is handled according to your signed agreement. The public flat-fee payment links are for the specific services shown on that page, not for prepaying monthly management.
What does submitting the inquiry commit me to?
Nothing by itself. The inquiry lets Eaton review the property and contact you about service availability. A management relationship begins only after the applicable agreement is signed.
