Choose $299 Rental MLS-Only if you want the applicable MLS listing and plan to handle the leasing process yourself. Choose Tenant Placement for 50% of the first month’s rent when you want more brokerage help with pricing, marketing, inquiries, showings, applications, screening coordination and the agreed lease-to-move-in steps.
Neither MLS-only nor tenant placement includes an ongoing management fee. You keep control after placement unless you separately choose Eaton’s Central Florida long-term property management, currently offered at 8% of rent collected for qualifying properties.

Coverage is broad, but Eaton confirms the property address and applicable MLS before the listing is started.
When is the tenant-placement fee due?
