How to List a Rental on Zillow

Zillow Rental Manager gives property owners a way to advertise a rental directly. Here are the steps, what to prepare, and when a separate rental MLS listing or tenant-placement service might make sense.

Can you post a house for rent on Zillow yourself?

Yes. Zillow currently advertises a free basic owner-listing option through Zillow Rental Manager, with an optional premium upgrade. Availability, product details and charges can change; review the options presented to your account before publishing. A Zillow direct listing is different from a listing entered into your local MLS by a brokerage.

Before you start: Gather the complete property address, unit number if relevant, accurate property facts, current photographs, intended asking rent, anticipated move-in date, lease requirements, and a contact plan for showings and inquiries.

Six steps to list your rental on Zillow

  1. Sign in to Zillow Rental Manager. Use your Zillow account and choose the option to add a property. If the address is already associated with another rental listing, follow Zillow’s claim or listing-management instructions instead of creating conflicting ads.
  2. Add the property’s address and type. Enter the full street address and unit number, if applicable. Confirm whether you are advertising a house, condominium, townhome, apartment or qualifying room rental.
  3. Complete the listing details. Describe the home’s bedrooms, bathrooms, layout, parking, included appliances, amenities and known restrictions accurately. Note which utilities are included and any important property policies.
  4. Upload photographs and select your asking rent. Include clear, current interior and exterior photographs. Research comparable rentals before setting the monthly price; Zillow’s Rent Zestimate is a reference, not a guaranteed rental amount.
  5. Add lease and contact information. Enter the lease terms, availability, contact preferences, tour availability and application settings requested by Zillow. Verify that all advertised conditions comply with applicable rules.
  6. Review, publish and check the listing. Confirm the information and choose the available free or premium publishing option. Zillow says rentals can appear across its network, including Trulia and HotPads, but appearance is not always instant. Check the listing status inside Rental Manager rather than assuming it has reached every site.

Zillow listing versus MLS rental listing: what’s the difference?

Zillow Rental Manager (direct)

An owner creates and manages the advertisement in Zillow’s own platform. Zillow currently advertises basic posting at no charge, with optional paid upgrades. The owner is responsible for the listing details and for managing leasing tasks unless other help is separately arranged.

Eaton creates an eligible rental entry in the applicable local MLS under the agreed service. The owner sets asking rent, provides property facts and photographs, and manages inquiries, access, screening, lease decisions and ongoing operations. The $299 plan does not include a rental CMA or pricing guidance.

Important: A rental entered in the MLS is not guaranteed to appear on Zillow, Trulia, HotPads or every other third-party website. Distribution varies by MLS, feed agreements, platform policies and property eligibility. Check your specific market before assuming syndication.

When might tenant placement be worth considering?

Posting an advertisement is only one part of leasing a property. Owners also need to respond to inquiries, arrange access, evaluate applications consistently, prepare lease documents, coordinate move-in and remain available for property issues. A direct Zillow ad or a $299 MLS-only listing does not remove those responsibilities.

Eaton also offers a tenant-placement service for 50% of the first month’s rent, with no upfront placement fee under the current terms. The scope and payment timing are in the signed brokerage agreement. Placement is not the same as ongoing property management, which is available only in select qualifying Central Florida markets.

A few questions before your rental goes live

Can I advertise on Zillow and use a rental MLS service?

Potentially, but first check whether a brokerage or feed is already sending your rental to Zillow. Duplicate listings with different prices, contacts or availability can confuse renters and create platform verification issues. Coordinate the advertising details before posting additional versions.

Is paying for Zillow Premium required?

Zillow currently describes a free basic posting path and an optional premium experience. Check the exact choices and any fees shown in your Rental Manager account at the time of publishing. Eaton’s $299 service is a separate MLS-listing fee, not a Zillow Premium charge.

How do I know whether my ad is appearing on Zillow’s network?

Zillow recommends checking the listing inside Rental Manager and using its network-view option to check individual sites. Syndication may take time, and the platform notes that it can take up to 24 hours for network display. See Zillow’s status-check instructions.

Does publishing a rental mean I can use any screening rule?

No. Screening and rental advertising must comply with fair-housing and applicable state and local rules. Use lawful, consistently applied criteria, protect applicant information and obtain appropriate consent for reports. Check community-association restrictions and local requirements for the property.
