What does 1% mean?

Spring seller strategy

Price against the homes your buyer will actually compare.

Spring covers a broad set of neighborhoods. A home in an established subdivision and a newer community property can have different fees, flood considerations and competing inventory, so neighborhood-level comparisons matter.

Flood and drainage facts

Organize flood-zone, drainage and prior-loss information where applicable.

MUD and HOA costs

Current district and association charges should be easy for buyers to understand.

Neighborhood-level comps

Use the nearest truly competing homes instead of broad north-Houston averages.

Access and commute

I-45 and Grand Parkway access can broaden the buyer pool but should not replace property-level pricing.

Condition and systems

Roof, HVAC, foundation and major renovations should be documented.

Offer quality

Compare financing, appraisal exposure, inspections, concessions and timing together.

Before the MLS goes live

  • Confirm MUD and HOA information
  • Gather flood and drainage records
  • Review nearest comps
  • Document major systems
  • Prepare showing plan
  • Set closing priorities

Compare the fee at your expected sale price

On an illustrative $500,000 sale, a 1% listing-side fee is $5,000 versus $15,000 at a hypothetical 3% listing-side fee. This is not a market-average claim, an all-in closing-cost estimate or a confirmed partner quote. Actual services, minimums and other charges depend on the written offer.

Review these points before choosing

  1. Confirm the licensed brokerage that will represent you.
  2. Ask who handles photography, property access, marketing, showings and negotiations.
  3. Review the total listing fee, minimum, payment timing and cancellation terms in writing.
  4. Consider buyer-agent compensation, concessions and other closing costs separately.
