Your request comes to Eaton first. We confirm the fit and arrange the introduction. You can start by email; a phone number is optional.
Eaton receives your inquiry first and may earn a referral fee from the independent brokerage if a transaction closes. Buyer-agent compensation, closing costs and agreed third-party preparation expenses are separate. Review property acceptance, services, any minimum commission and direct-buyer terms in the written agreement. All commissions are negotiable.
Make your Mountain View improvement history easy to review
Check the record, not just the project name
Mountain View’s permit-history resource offers an online search for recent building records and separate lists of issued and finaled permits. Start with the work you expect to mention in the listing, such as a kitchen remodel, replacement system or addition. Note the record number and the status shown, then ask the Permit Center about anything unresolved. An entry in a search result should not be treated as a complete explanation of the project’s history.
Allow time for records that are not online
The city notes that its online collection is incomplete and that additional records can be reviewed at the Permit Center. If an older improvement does not appear in your first search, build a short list of the missing documents rather than making a conclusion about the work. Include approximate project dates, contractor names and records from your own files so the follow-up request is specific.
Separate the home’s documents from association records
If you are selling a Mountain View condominium or townhome, create two folders: one for work inside the property and another for the association’s available information. Identify the actual parking, storage and shared-maintenance arrangements. For a detached home, use that second folder for relevant equipment agreements, warranties and practical access information instead.
Collect invoices, permit numbers and any available final-inspection documentation.
Identify leased or financed equipment and request the applicable transfer information.
Describe unfinished repairs plainly so the broker can plan the presentation around the current condition.
This preparation keeps the first listing conversation focused on the property being sold, without assuming that every Mountain View home needs the same work.
Choose the service plan as carefully as the fee
A full-service listing should have clear ownership of pricing advice, the marketing launch, buyer inquiries, offers and the closing timeline. Ask Louis to put the scope for your home in writing, including who supplies the photography, how showings work and which preparation costs require your approval.
Equitas publishes a full-service model that includes MLS marketing, property media, showing coordination, negotiation and escrow oversight. The proposal for your address confirms the actual deliverables. Staging, repairs and other third-party expenses should be itemized, even when payment can be deferred until closing.
If you prefer to handle most of the sale yourself, compare an MLS-only listing plan separately. A low upfront fee and a full-service listing solve different needs; write down the work you would retain under each option.

Seller questions
Are all Mountain View building records available online?
No. The city says its online collection does not include every record, and additional material can be reviewed at the Permit Center. Request follow-up help when a relevant older project is missing.
How should I organize Mountain View condo paperwork?
Separate unit-improvement records from the association’s available documents. Identify the actual parking, storage and maintenance arrangements, and give the broker a list of unanswered property questions.
Who represents me after I request Louis through Eaton?
Eaton receives your inquiry and helps arrange the introduction. Louis Fong and the participating local brokerage provide the listing representation under their own written agreement. You can review the proposal before deciding.
Does the 1% include buyer-agent compensation?
The 1% is the listing-side fee. Any buyer-agent compensation, closing costs and agreed third-party preparation expenses are separate. Confirm any unrepresented-buyer or direct-sale arrangement in writing.
Is there a minimum property price?
Louis confirmed no minimum listing price at this time for the Eaton arrangement. Ask for the exact dollar commission and any applicable minimum in the written proposal; a property-price threshold and a minimum commission are different terms.
Do I need to call to get started?
No. Submit the property location and your plans through Eaton. You can begin by email, and a phone number is optional.
