Flat Fee MLS vs. 1% Full-Service Listing in Tampa

Tampa home sellers do not all need the same service. Some want a licensed broker to guide pricing, showings, negotiations, contract deadlines, and closing. Others have transaction experience and mainly need a property entered into the MLS.

Eaton offers three clear choices: $99 MLS Basic for essential seller-managed MLS entry, $499 FSBO Plus for a more flexible seller-managed listing, or 1% Full Service for broker representation from pricing through closing. This guide explains the real difference—not just the fee—so you can choose based on the work and responsibility you want to carry.

The short answer

Choose 1% Full-Service when you want Eaton to represent you as the seller and provide support from listing through closing.

Choose $499 FSBO Plus when you want MLS exposure, are comfortable managing the transaction yourself, and understand that Eaton is not providing full seller representation under that limited-service plan.

The lower flat fee is not the same service at a lower price. It is a different allocation of responsibility.

What MLS covers Tampa?

For eligible Tampa-area properties, Eaton uses the applicable MLS for the property and listing agreement. Stellar MLS is a major MLS serving the Tampa Bay market, and its public market statistics now combine Tampa and Pinellas reporting under STAR.

That matters because MLS exposure is the foundation of both Eaton flat-fee plans. $99 MLS Basic is for sellers who mainly need essential MLS entry. $499 FSBO Plus adds more photos, unlimited reasonable listing changes, phone and email support, and sales-document resources while the seller continues to manage the transaction.

Where $99 MLS Basic fits

Choose $99 MLS Basic when you need a six-month MLS listing with up to 10 seller-supplied photos and email support. Two listing-change requests are included; additional requests are $25 each. Payment is after signing and before MLS preparation. There is no CMA, pricing guidance, professional-photography add-on or yard-sign add-on.

What the 1% Full-Service plan includes

Eaton’s 1% Full-Service plan is seller representation, not just an MLS upload. It includes:

  • MLS listing exposure and potential syndication to home-search websites that receive MLS data
  • Practical guidance on pricing, positioning, property details, and listing strategy
  • Showing-request coordination and buyer-agent follow-up
  • Help reviewing offers and comparing price, financing, contingencies, concessions, and timing
  • Negotiation support
  • Guidance with contract steps, deadlines, title coordination, and closing details
  • Direct service from a licensed brokerage rather than a referral or call-center model

There is no upfront listing fee. The 1% listing-side commission is due at closing only if the property sells. Buyer-agent compensation, if offered, is a separate seller decision.

This plan is designed for sellers who want advice and representation while still keeping the listing-side fee straightforward.

$99 MLS Basic

The $99 MLS Basic plan is Eaton’s lowest-cost seller-managed option. It provides a six-month MLS listing with up to 10 seller-supplied photos, two included listing changes and email-only support. It does not include a CMA or pricing guidance, photography coordination, a yard sign, seller representation, negotiation or transaction management.

What the $499 FSBO Plus plan includes

Eaton’s $499 FSBO Plus plan is a limited-service MLS listing for hands-on sellers. It includes:

  • Property input into the applicable MLS
  • Exposure to buyers and buyer agents through the MLS
  • Potential syndication to major sites that receive MLS listing data
  • A six-month listing term
  • Unlimited reasonable listing changes during the term
  • Maximum photos allowed by the applicable MLS
  • Phone and email support
  • Sales-document resources
  • Seller-provided showing instructions in the listing where permitted
  • An option to ask about upgrading to full service if your needs change

The seller provides the property information and handles pricing, inquiries, access, showings, offers, negotiation, contracts, title and closing. No CMA or pricing guidance is included. Professional photography is an optional $199 add-on and an Eaton yard sign is an optional $99 add-on with FSBO Plus and 1% Full Service only.

What the MLS-only seller must manage

Under the $499 FSBO Plus plan, the seller is responsible for the work that a full-service listing broker would otherwise help manage. That includes:

Calls and showing requests

You respond to buyer and agent inquiries, schedule appointments, provide access, handle feedback, and manage security and occupancy concerns.

Offer review and negotiation

You evaluate price, deposits, financing, inspection and appraisal terms, requested concessions, personal property, closing date, and other conditions. You communicate counteroffers and decide how to respond to later repair or credit requests.

Contracts, disclosures, and deadlines

You manage contract forms, seller disclosures, addenda, notices, signatures, dates, and delivery requirements. Missing a deadline or using an unsuitable document can have consequences, so MLS-only sellers should be comfortable obtaining legal or other professional help when needed.

Title and closing coordination

You communicate with the title or closing company, buyer’s agent, lender, association, and other parties. You supply payoff, association, permit, and property information and follow the transaction through closing.

If that workload does not fit your experience or schedule, the 1% plan may be the better value even though the listing fee is higher.

Tampa property type can affect the decision

The plan is the same across the Tampa area, but the transaction work can differ by property.

Downtown Tampa condominium

A condo sale may involve association documents, an estoppel certificate, assessments, buyer approval, building access, move scheduling, or elevator procedures. If you have not handled a condo transaction before, consider how much coordination you want to manage personally.

South Tampa or West Tampa house

For an older home or a property with renovations, organize permits, work history, disclosures, insurance-related information, and repair documentation. The City of Tampa publishes a permit-search guide for address-based research.

New Tampa or North Tampa community

An HOA community may require association disclosures, estoppel information, current assessment figures, and transfer procedures. Ask for these early so they do not become a last-minute surprise.

These examples are planning considerations, not claims that every property in an area has the same requirements.

How the fee comparison works

The listing-side calculation is simple:

  • 1% plan: sale price × 1%
  • $99 MLS Basic: $99 for the essential seller-managed MLS option
  • $499 FSBO Plus: $499 for the upgraded seller-managed option

On a hypothetical $500,000 sale, a 1% listing-side fee would be $5,000. The $499 FSBO Plus fee would be $499, but the service and seller responsibilities are not equivalent. The difference is $4,501 before considering buyer-agent compensation, title charges, taxes, repairs, concessions, and every other transaction expense.

That illustration is not a quote or prediction. All commissions are negotiable. Buyer-agent compensation, if offered, is separate and chosen by the seller.

Five questions to ask yourself

1. Have I sold a property without full representation before?

MLS exposure helps buyers find the property. It does not replace offer analysis, negotiation, contract management, or closing coordination.

2. Can I respond quickly during the day?

Inquiries, showing requests, document questions, and deadlines may arrive while you are working or traveling. Decide whether you can reliably manage them.

3. Am I comfortable comparing more than price?

Financing, deposits, contingencies, concessions, timelines, personal property, and closing-cost requests can change an offer’s value and risk.

4. Does the property have extra coordination needs?

Associations, tenants, probate, liens, solar agreements, leased equipment, open permits, or unusual ownership can add work. Get the appropriate legal, tax, title, or association advice when the facts require it.

5. Do I want a broker on my side through closing?

If yes, choose the 1% plan. If you mainly need MLS entry and intentionally want to manage everything else, consider the $499 FSBO Plus plan.

Can you switch plans later?

The MLS-only page provides an upgrade path. Contact Eaton before you need representation or transaction support. The timing and terms of any change must be documented before full-service representation begins.

It is better to choose based on your expected needs at the start than to wait until a difficult negotiation or contract problem appears.
