The Decision That Matters

Choose how much of the sale you want to manage yourself.

Both options can put your property in the MLS. The real difference is the representation and support you receive after the listing is live.

Full-Service Seller Representation

For sellers who want Eaton actively representing their interests from listing through closing.

Best for: sellers who want experienced help managing the active sale, offers, negotiation, and transaction.
  • MLS setup and online listing exposure
  • Showing coordination and buyer-agent follow-up
  • Offer review and negotiation guidance
  • Contract and deadline support
  • Guidance through title and closing milestones
  • Listing-side fee paid at closing only if sold

Hands-On Seller
$500

MLS-Only Listing

For experienced sellers who mainly want MLS input and are prepared to run the sale themselves.

Best for: sellers comfortable handling inquiries, access, offers, contracts, title, and closing without representation.
  • Eaton enters the property in the applicable MLS
  • You manage buyer and agent inquiries
  • You coordinate property access and showings
  • You review and negotiate offers
  • You manage contracts, deadlines, title, and closing
  • $500 is due only after you review and confirm the live MLS listing; it is nonrefundable once paid

The $500 plan is limited-service MLS input and does not include seller representation.

Not sure which one fits? Start with the address and choose “Not Sure Yet.” You can compare the responsibilities before deciding.

Before the Listing Goes Live

Have the basics ready. We’ll guide the rest.

The exact requirements can vary by property and MLS, but these are the core items sellers should expect to provide or confirm during setup.

You do not need to have everything perfect before starting. The property address is enough to begin.

01
Property detailsPrice, features, condition details, and other listing information.
02
Seller photosClear property photographs for the MLS and participating websites.
03
Access instructionsHow approved agents and buyers can access the property for showings.
04
Signed documentsRequired listing agreements, disclosures, and other applicable forms.
You can start without committing to a plan. Submit the property address and choose “Not Sure Yet” if you want to compare the two options first.

Common Questions

Know the important details before you start.

What is the first step?

Start with the property address. On the sign-up page, choose the 1% plan, the $500 plan, or “Not Sure Yet” if you want to compare the options first.

What is the main difference between 1% and $500?

The 1% plan includes full-service seller representation and support through the transaction. The $500 plan is limited-service MLS input, so the seller remains responsible for inquiries, showings, offers, negotiations, contracts, title, and closing.

Who provides the listing photos?

Seller provides listing photographs unless optional professional photography is selected. Eaton uses the photos and property information provided during the listing setup process.

Do I need to visit an office?

The process is designed to be online and phone friendly. Property information, photographs, questions, and many documents can be handled electronically when available.

When are the plan fees paid?

The 1% listing-side fee is paid at closing only if the property sells. The $500 MLS-only fee is due only after the seller reviews and confirms the live MLS listing, and it is nonrefundable once paid.

Can I switch from $500 MLS-only to 1% full service?

Yes. Contact Eaton Real Estate Company if you decide you want more support. The timing and next steps can be reviewed based on the status of the listing.
