Florida property? You get Florida paperwork. Texas property? You get Texas paperwork.

The two states use different listing agreements and disclosures. That's another reason a generic downloadable sample is less useful than having Eaton prepare the documents that apply to your property.

The Florida paperwork addresses the property, listing term, price and terms, MLS/public marketing, broker authority, seller obligations, compensation, buyer-broker compensation and the applicable brokerage relationship, along with other property-specific documents when required.

The Texas paperwork addresses the property, listing price, term, brokerage compensation, MLS filing and marketing, access, broker authority, seller obligations and Texas-specific notices and addenda that apply to the property.

Questions sellers usually have.

Am I signing anything just by entering my address?
No. Starting or submitting Eaton's property intake alone does not create a brokerage agreement. You can review the actual property-specific documents before deciding whether to sign.
Is the 1% plan really full service?
Yes. Eaton's current 1% offering includes seller representation, MLS exposure, showing coordination, buyer-agent communication, offer and negotiation help, and contract-to-close guidance.
Do I have to pay anything to get the agreement?
No payment information is required to start the property intake. The 1% Full-Service plan has no upfront Eaton listing fee.
Do I have to offer a buyer's agent a certain commission?
No. Buyer-broker compensation is separate from Eaton's 1% listing-side fee and is negotiable. The seller decides what, if anything, to agree to in the transaction.
Why not just post the association listing agreement here?
The Florida and Texas forms are state-specific and copyrighted association forms. More importantly, a blank generic form does not show the terms for your property. Eaton can provide the applicable property-specific documents for review without publicly republishing the association forms.
