Compare a complete San Francisco quote
Use the California plan and fee guide for a dated provider example. Then request an address-specific agreement. A statewide advertisement does not establish that every home, parcel or listing category is accepted.
Write down the upfront charge, any percentage or minimum at closing, required extras, renewal and cancellation costs. Ask how the total changes if the buyer has no agent. Mark which services are included and which remain your responsibility. Do not assume that an advertised starting price is the final listing-side cost.
Distinguish ownership type and occupied space
Before quoting a San Francisco property, identify whether it is a condo, tenancy-in-common interest, detached home or multi-unit property. Ask whether the provider accepts that form of ownership and which information it needs. For occupied units, arrange a lawful, practical access process with appropriate advice as needed. Do not assume an ordinary single-family package covers a more complex sale.
Placement resource: Northern California MLS alliance resources. Ask your chosen broker to confirm the input MLS, property class and distribution for the exact address. The resource is a starting point, not proof of that provider’s acceptance.
Assign the work before the listing goes live
| Task | Get a specific answer |
|---|---|
| Photos and description | Who supplies images, checks the fields and makes corrections? How many photos and changes are included? |
| Inquiries and access | Who receives calls, approves appointments and solves an access problem when you are unavailable? |
| Offers and deadlines | Who explains terms, communicates counteroffers and tracks inspection and closing dates? |
| Changes and withdrawal | What costs extra, how quickly are updates processed, and what happens to prepaid fees if you cancel? |
Put the fee beside the service
On an illustrative USD 800,000 sale, a 1% listing-side fee equals USD 8,000 before any minimum or additional charge. This is arithmetic, not a local price estimate or guaranteed quote. For a flat-fee offer, add every upfront payment, closing charge and required extra before comparing the total.
Other selling costs and any separately negotiated buyer-broker compensation are additional. A provider receiving nothing else at closing does not mean the seller has no closing expenses.
Prepare once, then review the live entry
Collect the accurate address and parcel details, current photos you have the right to use, included features and available supporting documents. Establish who can authorize the listing. Plan a secure showing process and a backup contact if you are away. Property-specific legal or technical questions should go to the appropriate qualified professional.
After activation, review the actual MLS entry and linked public listing: price, map pin, room counts, photo order and inquiry routing. Submit corrections through the broker’s stated process. Keep a copy of the agreement and fee schedule so an added task does not become a surprise expense.
Questions to settle before choosing
Does the broker accept my ownership and occupancy structure?
Have the broker answer that question in the written proposal. Identify the person performing each task and any charge for adding it later. If the answer is only “support is available,” ask what support means for this property and when someone will respond.
Does MLS entry include representation?
Check the written brokerage relationship and services. Data entry, forms, facilitation and full representation should not be treated as interchangeable.
Will the buyer’s agent handle my side of the sale?
Arrange your own needed advice and support. Do not rely on the other party’s representative to perform the seller responsibilities your package excludes.
