Your request comes to Eaton first. We confirm the fit and arrange the introduction. You can start by email; a phone number is optional.
Eaton receives your inquiry first and may earn a referral fee from the independent brokerage if a transaction closes. Buyer-agent compensation, closing costs and agreed third-party preparation expenses are separate. Review property acceptance, services, any minimum commission and direct-buyer terms in the written agreement. All commissions are negotiable.
Prepare the Oakland details before choosing a listing date
Start with the sidewalk paperwork
Oakland publishes a dedicated sidewalk certification guide for property transfers. Look for an existing certificate, inspection report, repair invoice and any correspondence about the frontage. Ask the city which records remain usable and what applies to this transfer before setting a repair schedule. A sidewalk that looks satisfactory, an association-maintained frontage or a property without a sidewalk still deserves an address-specific check; do not assume the paperwork can be skipped.
Put local transfer costs in the proceeds estimate
Use Oakland’s real estate transfer-tax page as a reference when reviewing the closing estimate with escrow. Ask for the current city and county charges, the transaction details used in the calculation and the allocation stated in the purchase agreement. Keep a dated estimate so a later price change can be reflected in the figures. A percentage quoted for brokerage services is not a substitute for that closing-cost review.
Build one property file for the introduction
Make the first discussion specific to your Oakland home. Separate completed improvements from proposed work, and collect the documents supporting each description. For a hillside or sloped property, include any existing drainage, retaining-wall or site reports. For a condominium, request the association’s available records for shared areas and maintenance. These are conditional preparation topics, not findings about the condition of your property.
Identify any missing record and who is checking it.
Gather contractor paperwork and available before-and-after photos for completed work.
Set showing access around the property’s current occupancy and your practical schedule.
Choose the service plan as carefully as the fee
A full-service listing should have clear ownership of pricing advice, the marketing launch, buyer inquiries, offers and the closing timeline. Ask Louis to put the scope for your home in writing, including who supplies the photography, how showings work and which preparation costs require your approval.
Equitas publishes a full-service model that includes MLS marketing, property media, showing coordination, negotiation and escrow oversight. The proposal for your address confirms the actual deliverables. Staging, repairs and other third-party expenses should be itemized, even when payment can be deferred until closing.
If you prefer to handle most of the sale yourself, compare an MLS-only listing plan separately. A low upfront fee and a full-service listing solve different needs; write down the work you would retain under each option.

Seller questions
How do I check Oakland sidewalk paperwork before selling?
Start with the city’s Sidewalk Certification FAQ and any existing certificate or repair records. Ask OakDOT to confirm the applicable process for your address and transfer; an apparent exception should be verified.
Should Oakland transfer tax appear in my seller estimate?
Ask escrow to review the current city and county charges for your transaction and show the contractual allocation. Use the city’s transfer-tax guidance rather than applying a remembered rate.
Who represents me after I request Louis through Eaton?
Eaton receives your inquiry and helps arrange the introduction. Louis Fong and the participating local brokerage provide the listing representation under their own written agreement. You can review the proposal before deciding.
Does the 1% include buyer-agent compensation?
The 1% is the listing-side fee. Any buyer-agent compensation, closing costs and agreed third-party preparation expenses are separate. Confirm any unrepresented-buyer or direct-sale arrangement in writing.
Is there a minimum property price?
Louis confirmed no minimum listing price at this time for the Eaton arrangement. Ask for the exact dollar commission and any applicable minimum in the written proposal; a property-price threshold and a minimum commission are different terms.
Do I need to call to get started?
No. Submit the property location and your plans through Eaton. You can begin by email, and a phone number is optional.
