A New Universal Orlando Geography

Two major campuses now shape how sellers describe this part of Orlando.

The original Universal Orlando parks remain centered on Universal Boulevard near Kirkman Road, while Epic Universe opened farther south near the I-Drive / Universal Boulevard district.

Original Universal Orlando Campus
6000 Universal Boulevard · Orlando, FL 32819

Universal Studios Florida, Islands of Adventure, Volcano Bay and CityWalk anchor the long-established Florida Center / Kirkman / Turkey Lake side of the market.

Universal Epic Universe
1001 Epic Boulevard · Orlando, FL 32819

Epic Universe is now open south of Sand Lake Road near the Universal Boulevard / I-Drive district, adding a second major Universal destination to the surrounding corridor.

These addresses identify the Universal theme-park campuses, not residential jurisdiction boundaries. Sellers should still verify the actual parcel, subdivision, municipality or county jurisdiction for their property.

Universal-Area Seller Perspective

“Near Universal” is not one single housing market.

A MetroWest house, Florida Center condo, Park Central unit and home near the new Epic Universe corridor can attract different buyers and require different comparable sales.

01

Micro-location matters

Distance to Universal, Kirkman, I-4, International Drive or Epic Boulevard may influence convenience, but subdivision and building-level competition still drive pricing.

02

Buyer mix varies

Primary buyers, relocation buyers, employees, investors and second-home buyers may value different features, association rules and access patterns.

03

Use claims must be accurate

Being close to major attractions does not automatically mean a property permits short-term rentals. Zoning and association restrictions remain property-specific.

Universal Orlando Area Seller Guide

Six seller markets across the old and new Universal corridors.

The strongest local positioning separates the original Universal / Kirkman side, established residential communities and the newer Epic Universe / I-Drive growth corridor.

The City of Orlando formally maps Florida Center around the original Universal campus, while Orange County's I-Drive planning framework includes Universal Boulevard and a dedicated Universal sub-district around the newer Epic Universe area.
Original Universal Corridor

Florida Center, Kirkman & Windhover Area

Florida Center surrounds the original Universal Orlando complex and includes a mix of residential, hospitality and commercial uses. Condo and townhome sellers should pay close attention to association costs, restrictions, parking, property condition and building-level competition.

MetroWest & Turkey Lake

MetroWest includes single-family homes, condos, townhomes and investment property within easy reach of the original Universal campus. Sellers should separate gated, golf, condo and residential-product comparisons rather than using one broad neighborhood average.

Millenia Corridor

Millenia & Park Central

The Millenia corridor offers condos, townhomes, apartments and nearby residential neighborhoods with strong access to I-4 and major employment or entertainment centers. Association costs, parking, access, lease status and unit condition can be central to the sale.

I-Drive CRA Residential Edge

Tangelo Park, Oak Ridge & North I-Drive Side

Orange County's I-Drive redevelopment planning specifically identifies Tangelo Park within the broader redevelopment area. Established homes here should be priced from relevant residential sales while buyers also consider access, renovation level, lot, roof, systems and nearby redevelopment.

Epic Universe Corridor

Universal Boulevard, Epic Boulevard & Destination Parkway

The new Epic Universe side sits within Orange County's I-Drive planning area, where Universal Boulevard is a defined sub-district and high-density mixed-use growth is part of the long-term framework. Residential sellers nearby should focus on the actual property type, association and comparable set rather than assuming a uniform “Epic” premium.

South I-Drive Residential Side

Williamsburg, Convention Center & Shingle Creek Side

Residential communities south and east of the new Universal corridor may attract buyers who value I-Drive, convention, hospitality and employment access. Community fees, property age, condition, lot, association rules and exact driving access remain more useful than a broad tourist-area label.

Primary Residences

Condition, roof, systems, lot, pool, commute access and nearby residential competition should guide the pricing strategy.

Condos & Townhomes

HOA fees, known assessments, parking, gate access, amenities, rental restrictions and unit position can shape the buyer pool.

Investment & Tenant-Occupied Property

Lease status, tenant notice, access, association rules and operating information supplied by the seller can affect marketing and closing timing.

Gated & Planned Communities

Community fees, approval processes, amenities, transfer requirements, architectural restrictions and property-specific improvements should be organized early.

Universal-Area Seller Checklist

Prepare the property facts buyers will actually use.

Proximity is easy to market. The stronger listing also makes the property, association, occupancy and permitted-use details easy to understand.

Association and rental restrictions

For condos, townhomes and gated communities, gather current dues, known assessments, rental limits, transfer procedures and available governing documents.

Occupancy and access

For tenant-occupied or investment property, organize lease status, notice requirements, parking, gate access and showing procedures before launch.

Roof, systems and property condition

Provide accurate information about roof, HVAC, water heater, electrical, plumbing, pool, appliances, permits and material renovations.

Do not assume vacation-rental eligibility

Short-term-rental use can depend on zoning, planned-development approvals and association restrictions. Verify the actual property before advertising that use.
