We help place your tenant.

For owners who want help with the leasing process, then plan to manage the rental themselves.

  • Rental pricing guidance and MLS marketing
  • Tenant inquiries and showing coordination
  • Application and screening coordination
  • Lease and move-in coordination

You decide: applicant approval using lawful, consistently applied criteria. You handle ongoing management after the agreed leasing work is complete.

Choose Tenant Placement

No upfront placement fee. Payment is due when the tenant pays the first month's rent. Half-month placement assumes owner-arranged property access. If Eaton personally conducts showings for unrepresented renters, the placement fee is one full month's rent when agreed in advance. Services and payment terms are in your signed brokerage agreement.

What is the difference between the two rental plans?

Rental MLS-Only is $99 for the agreed MLS listing service; you handle inquiries, showings, applications, screening, lease execution and move-in. Tenant Placement adds pricing, marketing and leasing coordination under your brokerage agreement for 50% of the first month's rent.

When do I pay the $99 MLS-only fee?

The $99 rental MLS fee is due after signing and before MLS preparation. The fee becomes non-refundable once live. Other applicable transaction or third-party costs are separate. Review your signed agreement for the complete payment terms.

When is the tenant-placement fee due?

There is no upfront tenant-placement fee. The fee is 50% of the first month's rent and is due when the tenant pays the first month's rent, subject to the signed agreement. The owner or an authorized party provides physical access. If Eaton personally shows unrepresented renters, the fee is one full month's rent when agreed in advance.

Does 50% mean an ongoing monthly charge?

No. It is a one-time tenant-placement fee based on the first month's rent. Neither rental plan includes ongoing property management or an ongoing Eaton management fee. Separate management is available for qualifying Central Florida properties.

Who approves the applicant and manages the property?

The owner retains applicant approval, subject to applicable law and lawful, consistently applied rental criteria. With Tenant Placement, Eaton coordinates the agreed application and screening process. After handoff, you handle rent collection, maintenance, tenant communication and ongoing management.

Will my rental appear on every rental website?

No. Third-party distribution depends on the applicable MLS, its feeds and each website's policies. Placement on every rental website is not guaranteed.

Are tenant placement and property management the same?

No. Tenant Placement ends after the agreed leasing and move-in work. Property management is ongoing help after move-in under a separate agreement. Eaton's current management program is for qualifying long-term rentals in select Central Florida markets.

What if I am deciding between renting and selling?

Eaton can discuss both paths. Rental listing and tenant-placement services are separate from the $99 MLS Basic, $499 FSBO Plus and 1% Full-Service selling plans. Start with your property and tell us you are undecided.
