- Clear service scope and fee discussed up front
- Compensation determined by the signed buyer agreement

Want someone at showings?
We can try to introduce you to a licensed local agent through our network who can discuss in-person touring and hands-on services. That agent may work for a different brokerage and has their own agreement, availability and fees.
- Ask about an agent who can attend property tours
- Review the referred agent's fee independently
- The Eaton 1% online rate does not automatically carry over

Florida buyer guide
Florida buyer agreements and representation
When an MLS participant is working with a buyer, applicable MLS practice rules generally require a written buyer agreement before touring a home, including covered virtual tours. Florida brokerage relationships and the particular duties owed depend on the agreed relationship and required disclosures. We'll review the services, compensation and representation status with you before we begin. Learn more from Florida Realtors' buyer agreement guidance.
Who pays the 1%? The proposed fee for the Eaton online option is 1% of the purchase price. Brokerage commissions are negotiable and are not set by law. The signed agreement identifies the fee, payment obligations and services. A seller or listing broker might pay some or all of that compensation, but you should not assume they will.
