The cost to sell a Florida house depends on the listing service, property, contract and closing terms. Build an itemized estimate before comparing your expected net proceeds.

Start with an estimated seller net sheet

A seller net sheet starts with the expected sale price and subtracts the costs the seller may pay. It is more useful than focusing on one fee because two offers with the same price can produce different results after credits, repairs, financing terms and closing expenses.

Ask for an itemized estimate based on your property and intended listing plan. Treat early figures as estimates. Final amounts depend on the contract, closing statement and actual services used.

Buyer-agent compensation is separate

Buyer-agent compensation is not included in Eaton’s listing fee. The seller decides whether to offer it and the amount, if any. It is optional and negotiable. Evaluate the complete offer and estimated net proceeds rather than assuming one compensation choice fits every sale.

Closing, title and contract-dependent items

A Florida closing may include title-related items, recording or document costs, prorations, association items, mortgage payoff charges or other property-specific expenses. Who pays a particular item can depend on local practice and, most importantly, the signed contract.

Do not rely on a generic online percentage. Ask the closing or title professional handling the transaction for an estimate tied to the property, anticipated price and proposed terms.

Repairs, credits and inspection negotiations

Repairs are not automatically a fixed selling cost. A seller may complete work before listing, negotiate after an inspection, agree to a credit, decline a request or choose another response permitted by the contract. The decision depends on the property, competing offers, contract rights, timing and the seller’s priorities.

Separate necessary maintenance from optional preparation. Cosmetic spending should support the property’s likely buyer and price position—not an assumption that every improvement will be recovered.

Photographs, access and preparation

Sellers provide listing photographs under Eaton’s standard plans. The seller also provides property access for showings. Possible preparation expenses—such as cleaning, storage, landscaping or photography—are seller choices rather than part of Eaton’s standard listing fee.

A simple net-proceeds worksheet

  1. Start with a realistic expected sale price—not only the asking price.
  2. Subtract the chosen listing-service fee.
  3. Include buyer-agent compensation only if the seller chooses or negotiates it.
  4. Add estimated closing, title, tax, association and payoff items that apply.
  5. Model any proposed credits, repairs or concessions separately.
  6. Update the estimate for each offer so you compare complete terms.

  • Comparing only the listing fee instead of the included service and seller workload.
  • Treating buyer-agent compensation as automatic or part of the listing fee.
